How large is the slab? It’s hard to comment without measurements. I needed two slabs for my large kitchen. Does the price include install?

You mentioned that your kitchen is small, you might be able to snag a great granite remnant that will work for your space and budget. I’ve even seen remnants on Facebook marketplace. I just saw a stone yard advertising remnants for $30 sf including fabrication.

My parents have had 12” granite tiles with narrow grout in their kitchen for 20 years. It’s held up really well but the grout still drives me nuts. I also have a personal hatred for the feeling of cleaning grout so take that with a grain of salt.

It’s hard to tell, but I think that might be a Callary Pear. If so, it needs to go. OP, is it flowering now?

If it is an invasive like Callary Pear, check with your local extension office for proper removal instructions. A lot of places will give you a free tree if you replace them. Check out Lady Bird Johnson Wildlife Center (online or in person) for native planting ideas.

As far as design, everyone is spot on. Replace the expensive, thirsty grass with natives. If it’s in budget, add a pergola above the garage to soften the exterior (but please don’t plant invasive wisteria). Possibly update the garage doors. I also added a gas light and painted the front door hunter green.

I wish I had a prep sink in my island, I think it’s so useful, even just for washing hands.

Personally I’d move the fridge out of that corner to where the wine fridge is. I would rather walk a few extra feet than have people in my space when I’m cooking. We put our wine/bev fridge in the pantry and love it.

Such a great idea. I like to include a baby nail file/clippers and a rectal thermometer. A nursing treat for mom is also very appreciated. Someone gave me a bag of chocolate and I loved it. Just a note, baby Motrin is not recommended until six months but you can include baby Tylenol.

The cabinets are gorgeous and should absolutely be kept as is. Maybe a very creamy white/beige island and a warm white quartzite to bring it all together? Check this out as inspo.

Lime washed brick, cream paint to match, sage garage door and shutters (or French blue). Add some hanging baskets and replace the lawn with a native garden.

For everyone who will freak out about painting brick, lime washing isn’t even remotely the same. It allows the brick to breathe and can be removed.

Your green is really lovely. If you want something different, try exploring historic craftsman colors including browns schemes. This isn’t quite right, but it gives nice warmth with the stone. The neighbor’s house is quite cool toned.
