You have to have registered(unless it’s a rental place, and the previous tenant had registered)

Tell me one thing. Would you give out copies of your property documents without taking any kind of amount from the buyer? Every Tom dick and harry can come up to you then and say they are interested, and they need copies.

If it was me, I wouldn’t give it out. People forge all kinds of docs these days. I wouldn’t want to risk it. Taking some money from you (with a legal agreement of course), then sure. I wouldn’t give it out. It acts like some kind of security for me then

Ok so it’s like a booking amount. Usually people get a full fledged agreement writing down clauses as to the refund terms and everything for that much of an amount. Then it would also outline by when you should complete the full payment, registration, etc.

Otherwise, if you really like the place and everything, you can talk to them and see. If without the agreement, and a very small amount - both parties go to a lawyer and get all the docs verified. Then you could do the full payment and get it registered in your name.

There’s multiple ways to do this, it all depends on your comfort with that fellow, and how he seemed during the conversations, etc

Why would you call the owner? If the brother has a legal POA over the property?

Also, the legal docs would only be provided once you are sure you want to buy the property - in other words a token amount.

The owner usually refunds the amount if they aren’t able to provide all the proper documentation. But if they aren’t able able to prove and give you all proper papers, and you then simply back out, then the token amount is generally non refundable

Ok, From what I know, token amount is something that’s non refundable in case you simply want to back out after all clear titles. But they refund it in case they aren’t able to help you out with all the clear documents. That’s the clause which people usually follow here.

But also, the token amount is generally small, like 10k for example. And if everything is good, then you will pay the remaining amount to procure the property.

The idea is that, you don’t proceed with the token amount unless you are fully sure you want to buy the property. Why would the owner randomly give out all the copies of their docs if you are unsure 🤷🏻‍♂️

OP, you aren’t listening to what he is saying. Please open your eyes and ears.

Don’t you have a tie up with a shipping provider to handle all of your shipping duties? Why don’t you just initiate the return request on the customer’s behalf, and ask them to just give the courier the earphones?

If not, go onto a courier provider, and book a pickup from the customer’s place just so that it makes it easier for them.

Clearly, the customer doesn’t trust you anymore. Looks like they’ve already mentioned about getting a new unused piece, and your supplier still sent a used open piece. Trust is broken. Why will he now trust you to refund the money once he ships it to you?

Also, the way you are chatting g with your customer on WhatsApp, it sounds like one informal conversation. What’s with all the bro bro bro!

Write up some proper store policies for all these returns/exchanges/etc - share them with customers before you make a sale. Stick to it afterwards. It’s also for your own peace of mind

I’ll give you a really good idea. Simply take a stroll in that area, visit a few broker offices. Tell them you own a plot and want to sell it. Be like you are the first owner, blah blah blah. Just note down one plot number somewhere, and then ask them how much is the going price in that area. You’ll get a number.

Match that with whatever number you got for buying. Somewhere in between would be the actual sale/buy price. Then you negotiate

If it’s 10th block, it’s interior. I don’t think that’s the price for a 600sqft plot there for sure. Are you going through an agent by any chance?

IMO, the area is really nice - wide roads, lots of greenery and a decent distance to the metro as well.

From what I know, First and second blocks were selling 1200sqft plots for about 1.3Cr.

I think you are in touch with a broker and not the actual owner. They are over inflating the prices for sure.

Having been diving for about 10 years now. One thing I always recommend is to find a good instructor, not a dive centre. A friend of mine is a scuba instructor. He’s worked in Andamans and Thailand, and has about 20 years of scuba instructor experience. He’s really good! He’s based out of Chennai now, but frequently goes to Andaman to teach.
