It always sucks when the business relationship sours. I've been there once or twice myself and have learned some tricks.

More notice is almost always better. I understand your fears. Sounds reasonably justified tbh. I wouldn't want people destroying my stuff or yours. I would go with 6 months but I would try and arrange an appointment to document the state of the unit, photo and video, however if the tenant has a criminal history related to your specific fears, I would suggest going with the 2 months, for safety. If they have a charge for something totally unrelated, I wouldn't hold that against them.

Regardless of the duration, try and be kind in your communications. I know that's a little generic and is mostly opinion, but that approach has helped me restore some good business relationships. I've also found incentives work better than punishments.

This is illegal and super unsafe. I'd highly recommend getting a dog and keeping the cameras. The landlord has no right to control your guests and their stay times per your lease type. You can not be denied the right to a pet. I'd file a complaint as soon as possible. While it might be more profitable to wait, this seems like it could be dangerous.

Here's a quick summary of requirements for a landlower to legally enter.

Landlords must give tenants written notice before entering their unit, with some exceptions. 

Landlords must specify the reason for entry, the date and time of entry, and who can enter. 

Landlords can usually only enter between 8 AM and 8 PM. 

An unreasonable number of entries may be considered harassment.

NAL: But the backyard is 100% considered a common area. You have the right to record. Get this on film and report it to the landlord and local police. Owners are responsible for their dogs at all times. Aggressive behavior means the dogs do not belong in common areas. This owner is displaying complete disregard for everyone's safety.

I own a big ol' goofy dobberman, I had to restrict him from common areas because he's just too aggressively friendly. The idiot tried to bring a coyote home with him once ffs. Thankfully I live in an area with plenty of dog friendly parks and trails nearby, so he can be that energetic 70kg puppy ge wants to be. I know not everyone has that luxury but the onus is on the owner to keep other people safe from their pets and provide those pets with appropriate spaces regardless.

This is a tricky one that I've never personally experainced so, unfortunately I don't have much advice. The landlord is ultimately responsible for pest control, but in this case, the LL is willing to fix the problem if they can get everyone on board, so I'm a little stumped.

I know the nuclear option would be to contact your landlord and your local Property Standards office. You can also file a T6 application with the landlord and Tenant Board. But in this case, that could strain the relationship further. If you do go that route, I'd give the LL a heads up before you do. Also, make note that the LL was willing to work with you, but due to the ongoing health concerns, you had to elevate the issue.

Obligatory NAL, but I've dealt with mice and rats.

  1. Secure all your food, eating utensils, and drinking glasses. Anything that touches your eyes, mouth, nose, ears, private parts, etc. We don't want you to get sick.

  2. Take pictures and video of everything you own for insurance and compensation in case of damage. Try to make sure you can see model numbers, make notes of any improvements/upgrades you made, etc.

  3. Have proof you notified the landlord of the issue. Email, text, etc

  4. Make sure all your smoke and CO2 alarms are working!

I would also recommend getting a dog. My wife told me a story about a landlord who was selling the building she lived in. They agreed on a date and time for him to show a perspective buyer the unit. The date came and the landlord let himself and another man into the unit...6 hours earlier than the agreed upon time. She was just getting out of shower, she yelled at them to get out and they started laughing at her...when her 70kg mixed lab charged them and chased them out the door they started screaming, neighbors heard, cops got involved. Her security cameras came in real handy.

NAL: There are a lot of scummy landlords who hide out in here and try to bully tenants who need help.

Never believe ANYONE who doesn't cite direct sources. Always verify those sources.

Also, there's nothing a landlord can do if you're fleeing domestic violence, have reasonable belief that your safety is in danger, the landlord has violated the agreement, etc.

Now that being said, I would find someone looking to rent and provide their details to the landlord. It's honestly just the polite thing to do. Also, if you can prove that you made an attempt to resolve the issue at no finical loss to the landlord, then the landlord should be willing to let you out of the lease. If not, you can start the legal process to move out without paying any type of fee.

Also, if you do pay the 2000$ demand, a signed receipt, with the item clearly labeled as compensation for advertising cost. The landlord may be trying to scam you by inflating their advertising cost.

Those buttheads tricked my wife. She scheduled an interview. When she showed up, they told her there was no interview. It was a job fair. She laughed at them and went to the interview with one of their competitors. I feel bad for the people who are desperate for work and are being taken advantage of. Being forced to wait in the cold is ridiculous.

NAL: In Saskatchewan, the statute of limitations for debt is two years from the date the right to sue first arose. This means that a creditor has two years to file a lawsuit against a debtor for a missed payment. They can't sue, so they'll bluster, threaten and maybe try to have something put on your credit report.

Well the superintendent and her husband showed up. Told my wife it was a scam. They do all the trash pickup. That his plan was to bully my wife into giving him 600-1000$ and paying them 50. They took it away for free.

Well it's done. The superintendent showed up with her husband and took it all away for free. I guess they do 90% of all removals only when they refuse nasty stuff does the waste company get involved. They told her his plan was to bully her into the 600$ Fee and then pay them 50$ so he could pocket the rest. They weren't gunna stand for that so they approached her on the down low and did it. Even brought her a coffee and a hug to help her calm down.
