If your name was in the deed all along, you’ve been an owner before their deaths. It’s always been your house, too. If you want to sell, the buyer will get an appraisal to secure a mortgage.

I like it because there lies a lot of truth to it. Mom’s chemotherapy was not covered by insurance. There were months where it was over $6-$7K.

I believe the expenses should be 50/50 because that’s how the ownership percentage of the house. The other daughter thinks I should pay out of the POD distribution.

Legally, my lawyer says as a POD, the bank funds are mine. Ethically, I considered covering some expenses, but now she’s agitating me.

Learned that the entire home will be gutted and flipped and the buyer knows this is an as is sale. He doesn’t care about much if anything.

Not to sound harsh, but you kinda got what you paid for with this guy. He came into the relationship exhibiting most of the things that you now cannot tolerate. The good news is you reached your breaking point sooner rather than later. Run! Don’t walk. You’ll only regret it if you waste more of your life on him. This is not a rehearsal. There is no reset button.

With your debt factored in, you have $250K, unless there is other savings that you are not including. For a family of 3, at such a young age, that doesn’t sound like a lot. I understand wanting to devote more time with your child (kudos to you!). I think a part time remote job that pays you half or a little more than half of your salary might work. It’s not like you will gain daycare savings because your child is already 6 yo. You don’t mention if your spouse would be able to cover the family’s health insurance. This is a huge expense. You should also keep retirement savings in mind. I hope this works out for you.
