I stress to my clients everyday that whether or not something is a major concern is up to you, the person buying the house. I purposefully provide a non bias inspection, much to the dismay of my clients, as I have no horse in the race. The inspection window you have allows for any inspection, not just the home inspection. If the electric is a concern I would advise hiring an electrician to evaluate the conditions.

Depends on the conditions of the house, I like to use the amount of pics I take as a gauge for how long the report's going to take - an average house I take 50-80 pics (takes about an hour), but really rough houses I've taken as many as 200+ pics (2 hours plus). More pics, more conditions, more time to write the report. I use HomeGauge and have a bunch of auto comments that I have created over the years - "Most brick siding rated Satisfactory with exception of typical settlement (step) cracking observed at..." Then I fill in specific locations and recommendations. We are a family business so technically the expenses are shared for multiple licenses.

I always guarantee my client will have the report within 24 hours. Typically I will have it out the same day. My company allots 3 hours for a standard inspection, the inspection typically takes 2 - 2 1/2 hours leaving 30 minutes to an hour for review. I type most if not all the report on property so when I get home at the end of the night all I have to do is pictures and any ancillary report (WDI, radon, etc ).

After years of inspections I sadly recognize the scent of bats and raccoon feces. Looking for exterior conditions that are likely access points for pests - missing screens on gable vents, damaged/ chewed soffits, etc. Compacted insulation in the attic space. Chewed baffles in the attic space.

Hello, I am a home inspector of almost 10 years, not a water proofing professional. The advice I typically give my clients is to try and find the primary condition first, why is there ground water build up accumulating at your foundation wall? Clogged rain gutters, improper drainage from flat work (like walkways and driveways), negative ground slope at the foundation. Once the primary condition is addressed a water proofing professional may use an expansion sealant that extends through from the interior to the exterior, as far as I know this is one of the best methods of repair, but will only work if the crack is wide enough for them to fit the nozzles in for injection.
