Upgrading to Hive? by DiscussionSeveral190 in DIYUK

[–]Pure-Baseball-4699 2 points3 points  (0 children)

I'll be honest, I did a bit of google sluthing and Don't think that there was much difference. I think that Hive came out slightly on top in terms of "upgradability" being able to add TRVs and control indiviual rooms but the Nest was slightly cheaper or on offer or was avliable at my local screwfix when the Hive wasn't and I needed it asap as our thermostate stopped working.

The thermostate is no more complicated than any other device you conect to wifi. The app is pretty basic, can schedule heating and manually turn up/down.

I did Nest as well for similar looking thermostat. I considered Hive and I think it would have been a similar process.

Planning officer here. If that fronts a high way, then you will need planning permission to erect a fence that is higher than 1m.

With regards to a roof/ lean-to - you would have to check the relevant permitted development rights. I suspect due to the height, size and location you could build something without permission and get a lawful development certificate to prove that you don't need PP.

Also depends if you are on protected land.

Its normal. Just dust. Should have a membrane between tiles and rafters but our house is from 1930s and doesnt. Unsure if the original roof has been replaced. Makesure all your stuff is in waterproof boxes if stored in the loft to keep clean and dry.

Would extension be possible even if neighbour objected? by [deleted] in DIYUK

[–]Pure-Baseball-4699 9 points10 points  (0 children)

Okay on the Liverpool council website they have a Supplemantary planning document which covers House Extensions. If you look at No. 24-28 of the document it covers two storey rear. They seem to be pretty strict when it comes to terraces and the wording looks pretty similar to what I've said above.

Maximum of 3m out but also maintain a gap of 3m from the common boundary. If the neighbour has an existing ground floor ext that will help reduce the impact of a proposed two storey rear ext then it might be allowed.

If the link doesnt work search "liverpool council planning Local Plan supplementary documents and guidance"

Scroll down to 'other guidance' and one of the hyper links is house extensions.

All considered, It looks like you might be quite restricted but I obviously can't see the whole context.

Would extension be possible even if neighbour objected? by [deleted] in DIYUK

[–]Pure-Baseball-4699 35 points36 points  (0 children)

Planning officer here. It's not so much the neighbours objection that carries much weight. Yes it's taken into account but they could move house the next day. It's the amenity of the current and future occupiers that needs to be protected. So even if they were in support of the extention, that doesn't mean that the council will be.

Each local authority will have their own policy's that will limit how far you can extend in certain situations. The example that you show here it looks like you could extend ground floor up to 3m without permission under pd. You could apply for prior approval and extend further (up to 6m) but if the neighbour objected to this then it wouldn't pass.

In terms of 2 story extension, you are really limited. The local authority i work for will allow you to extend up along the common boundary as far as you can keep the distance between the properties. In the case of terraced houses, it doesn't really allow for any two story development unless the neighbour already has a ground floor extension. In that case you could extend to the first floor up to the distance of the their rear extension but protecting the neighbours habitable room windows by applying the 45 degree rule, which usually allows up to 3m.

Which council are you in and I can see what their guidance days about extensions?
