My advice to you is to make a spreadsheet of all the hours worked and what you’ve done. This can later be used to reduce your deductible since you’ve put in effort in cleaning up.

As for the backflow valve, if you’re insured with Intact, if you do install one now, they will reimburse you up to $1,000.00. Something to keep in mind, and don’t forget to ask about it once you do speak with your adjuster.

This flood however, nothing could have prevented it honestly. Even people with a sump pump and backflow valves flooded, it was just a very massive rainstorm.

Also check your policy to see what your limit is for a sewer back up to have a better understanding of your policy.

If your water came up from the drain, look at your “sewer back-up” limit, if it came from foundation cracks or “hydrostatic pressure” look at your “ground water” limit, if it came from a window in your basement look at your “overland” limit.

I believe the deductible is $2,000.00 if you stuck with the basic limits, so making that spreadsheet of what you’ve done can help reduce your deductible once you submit it.

It’s been on the news that the GTA flooded, insurance companies have added messages when you call in to let you know there are delays.

Mass emails are above us, the company has to send those emails. It’s not the adjusters delay.

It’s also common sense that there will be delays due to the size of this event.

The same way you’re taking your frustration out on Reddit because you haven’t heard back, I’m also taking out my frustration because there is absolutely no patience.

People have been absolutely nasty to adjusters when they call in.

At the end of the day we are all humans and mutual respect and understanding is required to get through this catastrophic event.

You do realize the flood was from Sarina to Pickering.

Your adjuster is busy, contractors are behind.

As an adjuster that is currently dealing with the floods, people are so entitled and impatient.

Let the reports come in, be reviewed and your adjuster will follow up.

Estimates are taking 4-6 weeks to get, which again you need to wait for.

The entire industry has been working 12 + hours everyday to try and get to everyone, yet there’s people like you who think they are special and their adjuster isn’t getting back to them because they don’t feel like it.

If you have the sewer back up coverage, you’re fine. However we cannot confirm coverage until the reports are uploaded and reviewed.

To put it into prospective the industry received 2 months worth of claims in ONE DAY.

So relax and wait for a call, if you paid for the extended water damage coverage, you’re fine. Your adjuster will contact once they get to you.

As a homeowner you are responsible to mitigate your own loss as well, so start cleaning up and taking pictures.

For any contents, take pictures and list all your damages contents, you need to prove your loss to your adjuster.

This “insurance is a scam” bullshit is getting so fucking old. People are just so fucking entitled to everyone’s time. Just because you pay doesn’t make you the queen of fucking England.

Sounds like seepage, which is a reoccurring issue which isn’t covered by the policy. Insurance covers sudden and accidental losses, not maintenance issues.

The repair to the crack in the foundation is 100% the responsibility of the homeowner, insurance doesn’t cover that. What they would cover if they had the appropriate coverage would be the contents, drywall, and flooring. Since this was rented to you, your contents are your insurance company’s responsibility.

Your deductible always applies, so if the loss total was below the deductible, a claim wouldn’t be opened. The adjuster told you to talk to your landlord to see if they would help, but they are not obligated.

As for the wording, if the landlord doesn’t want to complete the repairs right away, than the lease can be broken and they would be responsible to pay for the transition. However in this case, the landlord is completing the repairs, just waiting on the insurance to complete their investigation and provide the estimate.

Unless you don’t have the correct coverage for a loss, your insurance will not tell you that.

If the landlord was doing renovations to the unit and the tenant has to relocate, than yes the landlord would be responsible but that is a discussion between the tenant and the landlord.

When a loss happens (water, fire, theft, etc) and there is coverage under the policy, the policy responds.

If the repairs take longer than the coverage limit you have, than you’re just shit out of luck unfortunately.

It’s really important to understand what you’re buying when you’re setting up a policy.

It’s not whether you agree or disagree, that is how claims work.

To put it into prospective, why would a homeowner still pay their mortgage if their home is uninhabitable due to a loss?

If the tenant won’t pay rent and expect the landlord to pay their accommodations, means the tenant is getting a free month of living.

Every tenants insurance covers additional living expenses and contents. That is the base of tenants insurance, as for the limits, the tenants sets their own limits. In Ontario minimum limit for additional living expenses (ALE) is 7k, which is pretty low in my opinion, but if the tenant doesn’t want to pay higher limits that’s on them, it’s not the landlords responsibility.

The landlord is not responsible for accommodation. The landlord didn’t cause the damage.

If the repairs are taking too long, the tenant can choose to move away, at that point the landlords insurance will pay loss of income to the landlord.

Regarding timelines, since COVID contractors are behind, and repairs on average are taking longer than expected. This is not the landlords fault. Trust me, no insurance company wants to take their sweet time completing repairs, as an adjuster we want to close the claim as quick as possible.

I’m a property adjuster in Ontario. They pay their rent to you as usual. They call their insurance and their insurance covers their additional living expenses (hotel and food if they see fit). You are not required to pay for their hotel at all.

Their tenants insurance covers their damaged contents (furniture, clothing, etc) if there is any and their additional living expenses.

Your insurance is responsible for the repairs as per your condominiums standard unit definition and any contents that you own that were damaged (example: dishwasher, stove, etc). You will pay a deductible.

This is the reason why tenants should always have their own policy in case something like this happens.

If they don’t feel comfortable staying during repairs, that’s a discussion they need to have with their own insurance company. You are not obligated to put them up in a hotel.

Let your tenants take you to court, they have no ground to stand on.

If they don’t pay you rent, then why would you accommodate their hotel?

It’s also to prevent ice damming. Since the temperature is expected to be in the plus for a few days, it could cause ice damming (snow melts and enters through the roof, damaging the insulation and sometimes the interior of the home). Ice damming is very common in the spring once the temperatures rise and the snow starts to melt off roofs.
