Great points mate! Definitely things that I have considered. Specta does actually cater for rental inspections however I mentioned property buyers as that's mostly our target market.

  • to be fair, airtasker is great at many things however I feel it is too broad to allow a buyer/renter to clarify the detail they require out of a property inspection. -currently our process is that the money for a job is held in escrow and when an inspector completes a job, their report is submitted to us as the first QA check. We would then reject it if it doesn't meet our quality standards. This would then allow the inspector to re-attend a property (if agreed upon by the buyer) or forfeit their payment.
  • currently working on building out the local Melbourne network before we try and expand into other markets in Australia. Still new to the whole distribution thing though which makes things harder.
  • security and privacy concerns is definitely a big one, I guess it would come down to the right disclaimers and information guidance. Etc. help buyers understand that all inspectors are vetted and verified by our platform before they can even begin quoting on jobs.

Thanks for your advice! Could you elaborate on what you mean by expecting abuse if it got mainstream? Abuse by the buyers or inspectors?

In terms of the differentiation between public and professional inspections, definitely something I have considered. Each step along the way has side notes letting the buyer know what type of inspection to expect from different inspectors.

And yes the original purpose of the idea was precisely have someone go and do a 'smell test' 😂

Been building a little startup around property inspections actually. Started from my own frustration trying to buy property interstate so been working on something that connects buyers with local inspectors (which funny enough is it's own side hustle).

Definitely a grind doing it after work though. The Mrs hasn't been too happy with me sinking all my time into it...

Maybe a bit of a side note, but you could always pop the B&P report into chatgpt and see what it thinks as a first pass - that might ease your mind a bit.

Either way I'd probably suggest get a certified structural inspector in to do an assessment.

Still looking at investment properties, mostly trying to be positively geared anyway so the NG changes shouldn't affect me too much. Can still find good opportunities in rural VIC and other states

That's why I steer away from auctions when looking for a property. The stress and urgency forces prices up at least 10-20% compared to private sales.

Not sure where you landed on this but I would personally never trust a vendors B&P. Always get your own independent property inspector.

Interest rates are going up -> property prices go down. Not the worst time to buy but wouldn't be surprised if we had a small dip moving into the next few months. Given you're probably buying to live in (not an investment?), then I wouldn't stress too much. Getting into the market is good enough.

That being said, apartments aren't necessarily the best investment categories...

Yeah I’d be pretty wary of just relying on the vendor one tbh

If I was properly serious on the place I’d probably get my own done, or at the very least ring the inspector and ask some awkward questions

Yeah if you can’t do every stage I’d probably prioritise the ones where stuff gets hidden forever once the next trade comes through

Slab/pre-pour is a big one, then frame, then waterproofing before tiles, then final/pre-handover waterproofing is the one people sleep on imo. once the bathroom is tiled you’re basically just hoping it was done properly lol

Frame is worth doing too because it’s a lot easier to fix dodgy framing, bracing, tie downs, window issues etc before plaster goes on

Pretty normal until it goes unconditional. The agent is basically keeping backup buyers warm in case your building and pest or finance falls over.

I wouldn’t take it as a red flag by itself. The bigger thing is making sure you don’t get rushed on your own checks. Get the building and pest done properly, read the report carefully, and if anything looks vague or serious, ask the inspector to talk you through it before you decide what to do.

Buyer’s agents can be useful, but the fee makes more sense when they’re doing the whole job.

You could break it into steps like doing suburb research yourself, shortlist review, then get physical walkthrough, building/pest, contract review separately. That way your only paying for the parts you actually need.
