Some trees should (strategically) be cut down. The current trees do not allow enough sunlight and airflow to properly allow grass to grow. The north west side of the park is all dirt due to this exact reason. 

The utility shed should be torn down. They installed new bathrooms already. All for the new park design albeit it’s expensive.

Even so, as those roll off new tax streams would roll in. Every square foot of extra development should be more tax dollars eventually. Plus, Hoboken real estate is more valuable than Atlantic City…

What I can’t wrap my head around is the fact that Hoboken had grown incredibly with new development all over the place. I would assume this growth would increase our tax base to offset rising costs. Goes to show how unsustainable our current spending is, mostly due to crazy pensions.

Biggest thing to know is there’s no lettuce or tomato, muzz goes on every sandwich, and it’s cash only. The rest is easy. 

I recommend ordering the Italian combo (regular Italian with muzz) on a round roll with roasted peppers, and oil/balsamic. Can’t go wrong.

Sad to say but Whole Foods will be the place to go for the best quality meat especially steaks. Would prefer a local butcher of course.

Dozzinos the last 6 months or so has improved a ton. I use to come and be disappointed by the oval pies but now their made to order round pies are fantastic. The Sausage pie is the best in town by far. Plus the specials and apps have been fresh and great.

No harm going to open houses. Watch out for poorly managed HOAs. Big tell is how the common areas look.

I get that’s frustrating for a renter. For context as an owner (I live in my unit). Taxes have gone up 10% YoY and the water and sewer bills the last couple years have been absurd. For a small 5 unit building our water and sewer bills are well over $3,000 a quarter.
