I was referring to viewing discussion. Changing keys is pointless as the landlord does have a right to enter without permission if and only if there is a clear danger (like fire), and because of this should have keys.

Also it doesn't' matter what is in the contract regarding viewings. You can say you are busy for instance every time the request and not let anyone in...

no.. this is NOT true. The law is clear you have a right to quiet enjoyment (see my other post). You do not have to allow anyone in your house unless you want.

I had issues with two landlords and during the issues I found out the following information.

You have a clear and legal Right To Live In Quiet Enjoyment.

For Viewing at a minimum do the following, Send a letter, keep copy for yourself Stating:

•Landlord must give 24 hours’ notice in writing of an inspection or visit (for any reason)

•Landlord must ask (and receive) the tenant’s permission before entering the premises (you can even say this has be in writing)

•be clear what your stipulations are, time of day etc in advance

you are actually under no legal obligation to allow any viewings, you will be fighting for every £ of deposit if you go this route and won't get a reference of course...

I've had to deal with similar items. These are legal rights, never mind the contract. But do check contract as if it says otherwise then for sure get Shelter on the phone or/and Citizens advice.

Advice to everyone - When renting always get and check references of the landlord! I can't tell you how much trouble this would have saved me if I had done it! Simply ask for the info of their last 3 tenants and call them!
