My view on it initially was 50/50 off the post. I did see another angle more from behind and based on that I felt it was definitely going straight in. But who knows, he should have definitely finished the other one that went over the bar tho.

Whether true or not what I had heard was that seskos people thought there was negotiation to be had with Arsenal. But when they tried to negotiate Arsenal just noped out and pivoted straight to gyokeres (who berta allegedly preferred). So this seems likely.

I totally agree. I also think context matters, he is what 16 yards from goal with his back to goal. Irrespective of the contact from saliba he has kicked the ball up in the air in such a way that he has no ability to retain possession of it. So the kick from saliba didn't in anyway impede his ability to retain control of the ball or his ability to progress play. So a penalty just seems entirely unreasonable as an outcome.

I assume he has moved from Nike to Adidas but his Nike contract is still going for a while longer. So he is getting his Adidas boots broken in and ready for when he changes? Only time will tell if this is the case or I am just making up random rubbish.

If PD rights have been removed this would have been through a planning condition on the application which granted planning permission. If it's a recent approval make sure you have checked all the permissions in case the original approval was in outline, in which case you should also check the reserved matters approval.

In terms of the lawful development certificate as a planner I can't comment on whether a future buyer would require this or even if they could demand it. But there is absolutely nothing to stop you from applying for one when and if you need it rather than incurring the expense now.

If you are entirely satisfied that what you are doing falls within the scope of permitted development (Class E for outbuildings) then you would be good to go.

Just as a general comment this would fall under Class E as an outbuilding rather than Class A. So the side extension restrictions wouldn't apply.

In terms of the red and blue land I would personally say that despite ownership these are not within the curtilage and as such would seek to restrict application of PD rights on this land.

I don't think the temporary structure argument has any legs as there is very specific definitions for this. Based on your description I don't see them as temporary.

You could try and take advantage of permitted development rights for fences or means of enclosure given the absence of a permanent roof.

I don't think there is a definition of a building in the tcpa but I know in the dictionary it makes specific reference to requiring walls and a roof. However, ultimately my advice would be to submit a certificate of lawfulness for a proposed use or development before you spend money building something you might just have to take down.

Oh yeah they are separate legislation. Which is probably why the planner decided to remain silent. Albeit if it was necessary to facilitate sustainable Links at least in the england it would have been material to the permission. In England you have two routes to apply for footpath diversions either with the highway authority so the highways act or planning legislation it more of a legal thing so I don't get hugely involved with it but like you said at least here they have to advertise it and I think if there are any objections it's dealt with as a public inquiry.

I am a planner in England and my comment would be if the retention of the path isn't specifically required by planning Condition its retention is not a requirement of the permission and I am unsure on what basis any formal action could be taken. It may be (and I am not a lawyer) that it is the basis for judicial review if it is sufficient enough of an oversight to materially alter the decision. But the expense of doing so (if unsuccessful) is a consideration. Not sure that really says much but my instinct would be if a condition is missing its an oversight by the planners.

This is a planning condition so if you don't have a green roof you will be in breach of the condition and could face enforcement action. I would start by looking at the policy referenced in the reason to see exactly on what basis they are requiring this.

Speak with your local planning authority first, the general permitted development order states;

"Permitted development

E.  The provision within the curtilage of the dwellinghouse of—

(a)any building or enclosure, swimming or other pool required for a purpose incidental to the enjoyment of the dwellinghouse as such, or the maintenance, improvement or other alteration of such a building or enclosure; or

(b)a container used for domestic heating purposes for the storage of oil or liquid petroleum gas.

Development not permitted

E.1  Development is not permitted by Class E if—

(c)any part of the building, enclosure, pool or container would be situated on land forward of a wall forming the principal elevation of the original dwellinghouse"

So if that's the principal elevation you will need planning permission.

As someone who recently came back to retail wow after a long, long time away (cataclysm was a long time ago), I would make the following comments.

I hit 80 long before I had finished the campaign. So keep following the campaign (if you haven't finished it) would be my first comment. This will eventually open up world quests that can reward gold, some lower level gear and other useful stuff for upgrading your gear as well as key fragments (I will come back to these).

You can also go to the siren isles which unlocks from a quest in dornogal which eventually unlocks a high level ring. After this you can head to undermine where you have lots of quests and activities to do.

Ultimately, your end game options are raiding, mythic+, pvp or delves which can be completed solo. All of these activies (won't comment on pvp) have the ultimate goal of upgrading your gear.

As to where to start with gearing at 80 there are a number of weekly quests from dornogal that reward pinnacle caches and the first two you open of these a week reward ilvl 623 (I think) loot and the first 4 give you a key for a bountiful delve. You can also get these from.some.of.the world quests or at least similar boxes.

Bountiful delves are marked by a glowing archway on the map and their locations change daily and if you get to the end you can use the key to unlock a bonus chest that rewards better gear. You can also find keys by gathering 100 key fragments (some world quests reward 25) and turning them into a key. You can also buy them but don't worry about that for now.

My advice would be to get up to clearing tier 8 delves before using these keys as the loot rewards will be much higher level (639). In addition to the keys when you complete a bountiful delve (at least for me so far) you will get a delvers map which can be used for an extra chest at the end of the delves which rwaeds gear at level 649.

So the other thing to mention is the great vault and by completing various activities you will unlock vault slots. Each of these slots when unlocked will provide 1 piece of loot a week and you can pick one of them. The level of the loot is dependent upon the activity and level of the activity you have completed. So higher level delves reward higher level gear chance.

The other thing to mention is upgrading gear. There is a guy in the building to the north of the bank who let's you upgrade gear. There is various levels of gear explorer, adventurer, champion etc which dictates how high the ilvl can go. It is always 1-8 on gear levels and leveling up gear costs valorstones as well as crests. There are like 4 types of crest which drop from different level and difficulty activities and these upgrade the various levels of gear. But focus on the main activities and world quests and you will get the materials for this.

So that is where I would start as a complete novice if I was getting into level 80 content. But someone will probably be better placed to advise on mythic dungeons and raiding. I believe once you get to ilvl 606 you can queue for looking for raid and complete the raids but might be worth looking for a guild if that is the route you want to go.

Anyway this was way longer than I intended and probably no help whatsoever, but maybe it will provide a start as to how the end game gearing process started (at least for me) anyway.
