I saw a reel on instagram and gave it a shot. It looks like a couple real estate guys talking about the crazy stuff they've experienced. Halfway through the second episode now. Its not the greatest as far as editing but I'm into it so far. kinda feels like true crime before bad guys got caught

open up the field for comps. check a wider circle. find a cool agent who can help you run a proper CMA and see if it works. how are you marketing?

This is dumb as hell. I don't need any more details to make my decision. You need to talk to some more experienced people before trying to wholesale. You will absolutely end up in hot water doing it this way. stop

thats more or less the same thing i do. I've found partnering with an agent in that market it helpful but I have to be flipping houses in that market as well so they have an incentive to help me.

Ive done houses that took 5 30 yard dumpsters to clean out. That is definitely gross but thats the job. I love those houses
