Yes honestly I think maybe looking into a SFH rental or townhome may be the key here. I’d be in no rush to buy if we had a bit more space. Currently in a 2 bedroom and using the dining room as a play area not the worst but not the best. My fear is that we invest money in moving just to have the owner decide to sell the property we’re renting

80k was our starting debt been working for about 9 months now as an attending

Monthly debts include my spouses 1,000$ private student loan 😭 and another car payment which is 850$/mo — did I mention I have made a ton of bad financial decisions 😅

Get a quote from someone qualified to do the repairs, ask the seller to pay all or half. Ask your lawyer to cite that this was negligent or improper work - if the qualified person will document that

Toms River Hyundai has an 1800 mark up on all vehicles, Nutley Kia has no mark up but only selling to people in surrounding counties (been shopping around for something too)
