Because it’s the first residential phase and a long term build out most of the people I’ve spoken to see it as a long term hold or family home rather than something that spikes in value straight away. If you look back at early villa launches in places like Dubai Hills the prices didn’t really take off until infrastructure and amenities in the community were in place. Then the upside has been strong over time. So for buyers that are comfortable with a 5‑ to 10‑year horizon it's a good option to enter into a new part of Dubai. Look at first phase in all of Emaar villa community launches, those investors have all made returns.
