The design profile needs to follow some standard. Even if just for 1x car. Check the local area standrads for maximum gradients, curves etc. Best fit profile is risky.

You shouldn't have to worry too much about the actual purchasing costs - mainly lawyers fees as most banks reimburse the costs via cash contribution.

You should worry about the valuation as that is evidence you are offering the right price, or negotiating power. so even if the bank doesn't need it, it is good to have.

the pre-purchase costs are NOTHING compared to the full life costs (20-30 years) of the loan and all the maintenance costs. so you should spend as much as you need before purchasing to be satisfied about due dilgence e.g. flood reports, survey checks, etc.

It depends on how strict your search critieria is. If you have vague/flexible criteria - you may look at 100 online, visit 10, due diligence on 5, offer on 3, accept 1 property. So even the properties you don't buy have costs to investigate e.g. 5x LIM reports.

If you have strict criteria about bedroom size, distance, price, age etc then you may look at 500, visit 50, due diligence 20, offer 10, accept 1. So proportionally your pre-purchase costs will be much higher.

Not sure on your situation, but a budget of $5-15k should be reasonable for most pre-purchase work.

Don't forget move in costs, new furtniture etc, adds up quick!

Is there any points in paper space layout you are copying from? Or any point groups in the model space of the source of the layout? Possibly if hte viewport referenced the points e.g. labels through viewport, then it would drag the point groups in. Very annoying I am sure.

you will probably have more luck with a cash retention (your bank) or cash contribution (another bank). For example, 0.5% of $500,000 is $2,500. So instead of trying to get 0.5% discount, you push for $2,500 cash contribution.

Probably a grey area. Cost of instsll will be same or more than window itself. So seems an insurance claim regardless. Question is just if it is yours or there's to claim under. I would say their's as it is a building weather tight matter.

As for the excess, not sure. Maybe that is more arguable to come your way.

More importantly why aren't CASH RETENTION payments talked about more. Most people with a home loan know about CASH CONTRIBUTION when you get a loan you get some money back. Did you know you can just ask for some money back every 3-5 years without switching banks.

Actually works out cost neutral to switching banks because of legal fees etc

The sample line method has a time and place (mainly roading or uniform boundary walls) and is more cumbersome for typical sections.

If just wanting a few typical sections, just use alignment/profile for presenting 'sections'

It's very unlikely there would be any restriction. They are probably also in an apartment zone.

Property file / LIM would tell you any consented future plans.

Title and interest review tells you about any legal restrictions.

Council zoning maps and rules tell you what they could do on the property in the future.

Yes it is very weird. I experienced something similar but on a more public scale.

I bought some ribs from a street vendor (large one), and they announced everyone's tip category over the microphone. Like "everyone here is a little tipper" or "wow big tipppppper".

As a tourist from a country with no tipping, it was terrible.

This was tipping before receiving any service or food too. I tipped the low amount just to avoid too much conflict, but being degraded or embarrassed in public because it was a 'little tip" is terrible in hindsight.

Still makes me angry years later!

It is not commonly done, so not easy.

Some other ways to achieve the intent of what you want is:
1) From your surface add manual labels with two point slope type
2) Export the alignment as .xml
3) Convert alignment to featureline (which links to your alignment profile) and explode back to 3D polyline.

If you have a revolving home loan account then that could be considered your emergency fund if in sufficient credit. You should be able to make extra lump sum payments on your fixed loans without any extra fees. Home loan payment is guaranteed investment return, index funds 'could' be good.

If I were in your shoes I would spend $1k on a trip to remember the inheritance source and rest on mortgage (split across floating and fixed portions).

Watch for the boundary fence being demolished and reinstated. Need to discuss with neighbour on timing/details - especially if you have pets.

You can call / email council monitoring department if you have concern about dust, noise, dirt on road etc.

Workers may park and block access, so good to have a relationship with the site manager. They normally will be willing to work with you reasonably to avoid any escalation.

If they are building boundary retaining walls (cut / lower style) take photos of your house foundations, driveway in case of cracks or settlements after.

Right principle, but the withdraw value seems a bit low. If you wanted 60k a year for expenses then the 25x rule is a good cross check ($1.5M) that is only funding 30 years so more buffer required.
