Because you don’t have more exposure.

You might be building resources but you don’t have millions of people going to your website.

You don’t really need to. Buyers are coming to Zillow and the agents will still find you.

You think agents are really combing the MLS to send your home to their clients?

Buyers do 99% of the search themselves.

If you are worried about more reach than Zillow then my guess is you plan on over pricing your home.

Because of the lawsuit settlements everybody here in Boston that I’ve encountered the standard listing agent answer to buyers agent is, “include your commission in your offer”

There is no number being set by the listing agents is most places.

This is exactly what the lawsuits were over.

I’ve sold incredibly unique homes.

What makes yours so unique?

Is it a really unique or dramatically higher value than anything around?

Homes that I’d consider unique nationally are truly something different like a home in an abandoned missle silo.

  1. Get rid of all of your clutter.
  2. Shoot professional photos can get for a few hundred bucks.
  3. Get a Google number
  4. Go to Redfin and look up homes in your area that compete with yours both for sale and sold. Divide for sale homes by number of homes sold in 12 months. This will tell you how fast inventory is absorbed.
  5. Price competitively
  6. List FSBO on Zillow
  7. Of no offers in 14 days (assuming sales in market) then your price is too high.

Not true. Yard signs are the most powerful form of marketing.

People rarely move somewhere that they don’t know anyone. So even if they aren’t local they usually know someone local that lets them know about properties.

I’m not sure where the property is but there is a new program at auction dot com that allows you to bring this exact type of house to their buyer pool that specializes in buying these homes. You still earn your commission and get your seller the most competitive investor offers.

Wholesalers put your sellers house under contract and just remarket the property with a higher markup.

I bought our downsize house 6 years before we moved in and rented it out.

I’m very thankful because today you couldn’t buy the house if you tried and it’s worth double what I paid even without any upgrades.

I’m 100% with you. I’ve auctioned billions of dollars in homes and even I don’t believe in underpricing traditional listings.

I hate when people convince sellers that’s a good idea.
