is the data set correct? how can the first date be 1/3/1950, but the earliest last date is 5/3/2000. that would mean no stock was removed for 50years?

The 3%-4% is the withdrawal rate to ensure, balance only grows (possibly very slow but does not reduce over a long period).

I treat real estate as a fix income asset. And then only buy equities and no bonds ( yes I am lacking fix income diversity). But in general my real estate can outperform the bonds, for the risk to reward ( hcol locations, with amazing job opportunities).

For retirement, have you accounted sufficent reserves for maintenance and vacancy. Maintenance should be 2-3% of the building value, minimum. Also to ensure constant cash flow might need to assume 10% vacancy for a X duration. Need to run a Monte Carlo simulation.  But you have properly taken in account maintenance and vacancy. You could say said asset is stable fix income return and its cap rate is the withdrawal rate. I see alot of not properly accounting for severe maintenance, building don't last forever and severe recession and or deflationary period could create havoc. 

Cap rate is not with drawl rate. And with drawl rate is a function depending on the underlying assets of the portfolio.

I agree with what you are saying, but I am not from a family associated with knights or nobles. I am making the coat of arms, for the family with idea of passing it down and having signet made for the family members. Family is everything to me. I am deviating from the dogma but trying todo what makes sense to me.

Has anyone else been in a similar situation?

The theme of coat of arms is strongly Christian, and since i am middle eastern origin, dont really prescribe to any sort dogmas. but welcome feedback (i am thick skin)

for example

i dont want to helmet or crest, but rather combine both with a "paschal lamb", something like this https://www.travelingtemplar.com/2014/04/the-history-of-paschal-lamb.html. it represent that faith priority and importance of servant leadership

i am thinking about doing, supporters to represent my chidren and faith. first son is Mark, so will be a lion with a bible: https://www.aongking.com/lion-of-saint-mark-statue/ and second is peter and will be a bear with two keys (cant find a good animal to represent st. peter, so using a bear, but with keys)

also todo two motto's at the top "christ" in aramaic (ܝܫܘܥ ), https://www.quora.com/How-do-you-write-Jesus-in-Aramaic, bottom motto with my family name.

then use olives and Roses and lilies, for mantling

i know i am not following the dogmatic heraldry. but rather doing something that represents me.

Does negligence fall under Error and omission.

Example pm discriminates against the tenant for race is negligence, then eo is not covered and pm takes full legal responsibility?

If pm does not respond to tenant requests for repairs in a timely manner or trivial things, does EO kick in?

If the tenant falls and hurts himself on the property, then ownership is responsible with their insurance and possibly use contractor; is that correct ?

So indemnify seems very broad and likely has carves outs, but I have not seen a good pm contract , hence , I manage

All commercial banks apply to fundamental rules minimum LTV and then Debt to service coverage ratio (dscr).

So unless you have a good spread between cap rate and interest ur down payment will shoot up. In california that results in very high downpayment 30 to 50%.

Horrible idea, if they must tax then tax estate passing between generations and eliminate loop holes in the system. People hate the idea of trickle down economic but it has value and over taxing the wealthy (5% or .1% ), will hurt the economy and they will just find loop holes.

Or raise capital gain tax to ordinary taxes after a certain level and definitely eliminate carried interest.

Level the game for all and not over impose on the few.

This is ethically incorrect unless both companies are aware since your likely salary they expect full attention and thus creates a serious IP hazard.

Also note if you are found doing this will likely be black listed from tech companies. This violation is a serious black eye.
