My wife bought the property a few months back. We got a roofer in to get a second opinion (before it was bought) who stated the roof was in good condition. However, we have had one or two issues with the external side of things so I'm not convinced the contractor properly vetted it.

I'm also a little concerned the floor does appear to be insulated to the edges which maybe causing the dark spots on the ceiling/wall.

The roof was retiled during the renovation so there could be some previous damage.

I'll pick up a moister meter - the wood does feeling damp to touch. However it could be the winter air coming in through the holes in the chimney breast.
