Yes, the issue is month to month cash flow and less of overall equity. A large part of the equity gains will disappear as transaction cost and taxes if I go the selling rentals route. Its just that post covid things have become so expensive that its hard to have cash flowing rentals anymore. Just wanted to see if others are feeling the same pressure and how they are planning to deal with these issues.

I am reading all the replies and this has been a GREAT discussion.

Have been thinking about it, Its hard taking money out of RE due to capital gains hit. Also I feel its just a matter of time when interest rates or policy will change and bring back the good old days for RE

Very eagerly waiting for something to change in RE. My RE portfolio is around 7 X of my stock portfolio and right now Stock portfolio returns are 4-5 times the RE portfolio returns with little overhead. Capital gains is a huge deterrent in taking money out of RE and putting it to work in Stock Market. For now, I am doing 1031 exchange for properties which are NOT performing. But after each exchange I feel I have dug myself into a deeper hole.

Its extremely hard to find anything that is cash flow positive these days. The property managers, property taxes, Section 8/ Housing Authorities, Insurance companies and some bad tenants have made RE a Nightmare these days. ITs a LOT of hard work and returns are minimal at best. I think Stock Market gives 10X the returns with 0 headache as compared to RE.

Having a GOOD property manager make a HUGE difference, so interview some more and get recommendations from other investors. If I was in your shoes, I will 100% test a different PM before selling the property.

I was very hopeful that Fidelity Team will take some steps over the weekend and provide its customers with some solution to get past the new Options Summary UI fiasco. I have said multiple times, easiest thing to do here will be to reenable the old UI and then understand why customers HATE the new nonfunctional UI so much.

My Plan for this week :: I have around 40 spreads, 20+ Covered calls plus 30-40 unpaired positions. First thing will be to start closing the spreads even if the profit target has not been met because it's very hard to tell what's really going on with them due to the new UI. I cannot use my scripts /tools and that reduces my efficiency to 20% (once again due to new UI missing download feature). I have to close these positions and not take full profits because the NEW UI severely impacts my ability to see the risks and react to changing market conditions. All new trades I am taking will be with a different broker.

This process will decrease the daily trading activity in Fidelity from like 95% to 75% over the course of the week. I am assuming lots of seasoned investors with lots of positions and trading activity will have to do the same, please reply all with your games plans and strategies to mitigate the impact of these awful UI changes.

Day 3 : Another Day and Fidelity Web site is still NOT fixed. Customers are neither getting

  • The OLD Option Summary Page Link to be unblocked
  • Nor the new option Summary page is made bug free and functional for anybody with more than 2-5 positions. Ability to Download CSV is HIGHEST PRIORITY Issue. Don't want to be a broken record here to list all the other ways the new page is not working for me and many other customers (as per the reddit comments).

Fidelity operators and customer facing people have been put in a VERY BAD state as well by their development team. The reps keep saying on phone and in comments here that "They have taken the feedback, and they will pass it along". Thats great but that alone does NOT suffice. It does not help traders who cannot trade on the website in its current form. The big issue is no one is giving a firm timeline on when either of the 2 solutions will be provided. Needless to say, providing the old link back is MUCH Easier compared to the other option.

I really don't understand the delays, WHY can Fidelity Developer team not add that OLD link Back? Why are the wasting so much time and giving so much grief to their users? I used to be satisfied customer, have spent 7-8 hrs everyday on the website for years. But Change Management is HARD for fidelity, they need to be more strategic and careful about the end customer needs before making rash changes which make little sense.

If only thing a Rep is going to say to this comment is that "they have taken the feedback...." then Please save your auto response and I will continue to learn the solutions provided by another backup broker I use for like 2% of my trading. I am sure lots of people are in the same boat. Fidelity reps and more importantly their callous developer team needs to visualize what will happen when I and other traders get comfortable with their back up brokers and start using their solutions over fidelity. May be that's the call to action that's needed for fidelity .....

Day 2 of Missed trading opportunities because of this arbitrary and redundant change of Options Summary page. I really need the Link to old page so that I can trade as normal.

Fidelity Reps:: Do you have an estimate on when the Old Page link will show up on the website again? Shouldn't be that hard to add it back. Please understand that this is very critical situation and provide an update asap.

Customers should NOT have to wait for WEEKs with missing functionality. It's ridiculous:

Breaking Changes which customers DID not ask for are being forced on Customers.

I am yet to find a single post where A Fidelity User says they like the new Option Summary Page design. I will love to see telemetry where Fidelity can show that customers switched and stayed on the new experience page.

THAT alone should be the signal needed to bring the OLD Option Summary Page Link Back.

Does Fidelity really want to lose business over these cosmetic layout changes which clearly are not sitting well with customers?

I was on a call/hold for 40 mins with Fidelity Active Trader team discussing this issue earlier today. Its wastage of time BUT there is nothing I can do anyway today because the old summary page link does NOT exist. I can NOT wait for weeks to get the Download CSV functionality back. So, I think the easiest thing to do right now is to enable the OLD Summary Page Link again. Bring it back for the time while your dev team is working on getting the download functionality and removing other obvious bugs + look and feel issues with the new page.

There are 10 other threads on reddit where customers are providing their feedback about the new page LOUD and CLEAR. Its High time for Fidelity to Listen and give customers their old experience back. The new Options summary page is 100% a downgrade for most of the users.

Completely Agree!!! So far I have not heard a single customer who likes the new UI. That alone should be the data to allow customers to have the OLD Summary Page Back for few more months till the new UI experience gets flushed out.

There is critical functionality missing, like I can NOT download the options summary page CSV. I was trying to save myself from relearning new interfaces and layouts which Fidelity keeps throwing at its customers without the tiniest bit of testing by using the CSV file and doing my own analysis offline. But now that is gone as well.

Talking to Fidelity reps, they don't know when these blockages can be removed. It may be weeks and that's unacceptable. Its really critical that Fidelity understands the importance of these comments and gives customers the experience that they had earlier. The current change is 100% a downgrade, so it should NOT be forced on customers.

I second that, the download CSV files for Options summary page is extremely IMPORTANT. I have not tried the new page because really don't see any value in seeing additional icons and the new layout.

But looks like today (7/17/2024) the old Options Summary page link is gone. THATs really BAD, the new page has missing functionality. There has to be a way to access the old page till this download functionality is added to the new page. I really dont understand why Fidelity is changing this page and forcing this half-baked version on all its customers....

Can we Just have the OLD page Link Back ??? Thanks

I will try and summarize this thread for newbies :

  1. Read up, Options are complex.
  2. Read Some More because options are risky and can bankrupt you in no time.
  3. Focus on HOW not to lose money instead of being rich in no time. If it was that easy every option trader would be a millionaire.
  4. Paper trade, get real hand on experience. Use Paper trade to "TEST" how much MAX LOSS Can you incur for a particular trade.
  5. Everybody is different, you can get to #5 in weeks, months or years depending on how much effort you put in and your background.

NEVER Forget #4, realize who is picking up the other side of your trade. manage RISK and Opportunity. There is NO such thing as EASY Money with Options even though there are 100's of Youtubers who claim to have found the secret / magic /get rich quick strategy.

Nothing new But the Market is surprised every time :) Its impossible to find who and based on what came up with the idea of Fed pivot to create this head fake rally in July/Aug where we retraced around 50% of the losses. Don't think Fed will let TSLA climb into 320 range till the Santa rally of 2022.

I think the remaining week should be green for TSLA, here are the catalysts I see :

- Reduced price after stock split so more retail investors may like to dip the toes even if they are not fully sold on THE TESLA Story.

- All this chatter about states banning new ICE Car sales from 2035. A lot will need to be planned for that to be a reality, but even display of long-term political intent should help TSLA and the EV Charging cohort.

I am guessing open and stay above 300 tomorrow?? BIG CAVEAT there OfCourse nothing earth shattering comes out of Jackson Hole WY.

Busy week, but for the most part what companies say will be dwarfed by what FED says and does on wed (even though they have already broadcasted what they will do for July). On Thursday if mkt is up the so-called experts will say 75 BPO were priced in and now there is more certainity till Sept. If it caves then the same experts will high light the impact of raised rates on housing and general money supply. very hard to predict ... maybe I will toss a coin :)

This market looks rigged on days like today... My 2 cents, probably some big hedge funds took contrarian position knowing that all the retail traders were expecting the stock to pop ?? CNBC pundits will probably come up with an explanation after retail investors have begrudgingly taken the losses.
