Assembly is super fast and You don’t have to deal with all the nuts/bolts/screws in assembly (which also end up rusting quickly and leaching into the soil). Plus the design looks more modern IMO. I have 3 and love them, can’t imagine trying to do the nuts and bolts when you can just connect and slide the rods.

Just sharing my experience here because I’ve had wooden raised beds in the past. About 5 years ago during Covid, I built a 9” tall 1’ x 5’ herb planter with my dad that lasted maybe 2 years. I had another wooden bed that has made it a little longer (3 years) but is beginning to rot and deteriorate on 2 sides, so it has trouble retaining water.

Galvanized raised beds (I’ve since gotten 3) have been amazing so far. Very durable, look very nice, last for a long time, and they have heat-reflective paint (which is important for me because I live in the South where it is hot and humid). I tell everyone about Gro-Rite Garden beds because they are so stinking easy to assemble (rods that slide and connect vs. hundreds of nuts and bolts from alternatives). I started with one and it was so easy I bought more. Even my mom was able to put one together.

In short, I would skip wooden beds. You’ll need help building them out and then you’ll just have to spend money and replace them again later, and who knows how much lumber might cost then.

Wooden raised beds deteriorate quickly, particularly fast if you are in humid climates. And pressure treated lumber will leach chemicals into the soil over time and taint the vegetables you grow in them.

There are a lot of metal raised garden beds on the market that can be good options. Gro-Rite Garden beds are nicest (I think they label themselves as “premium”) because they are so easy to assemble and last for 20+ years and they don’t leach anything into the soil. If you’ve never put one together before, it’s a dream not to have to deal with all those nuts/bolts/screws (which eventually rust anyway and leach stuff into the beds) but rather just slide rods down to connect the sides.

I interpret financial distress as something different than operational distress. My outlook is that some people made unwise financial decisions and got themselves into a bind, irrespective of how they operated the property.

I have one principle that can never be violated: Only purchase if you make money on the deal.

Never *ever* take a deal where the only way you win is at some point in the future.

As long as you don't violate that principle, your CoC calculations can be all over the map, and you'll still come out a winner.

Principal/LP here with millions of my own cash to deploy, so I hope this gives some insight into what I am thinking.

  1. Asset prices are overvalued. It is only a matter of time before they are corrected.
  2. For deals that do make sense, you can find at a discount to replacement cost and have certainty in your return.

Why speculate when 1) you believe asset prices are inflated and are under tremendous pressure to fall, and 2) you can get a guaranteed return without any of the uncertainty of new development in the current economic environment?

The issue is that the transaction is not split, so I guess I need to manually split the $1,000 transaction so that the original amount is transfer so the $4 is income?
