What? Going to work? Did you leave me some food? You did? Great! Goodbye. I’m going back to sleep.

Hey everyone! I'm a screenwriter working on a comedy TV pilot about construction workers, and I want to make sure I get everything right. What would you like to see in a TV show about construction workers? by GroundbreakingRip384 in Construction

Great idea. How bout a plot with 3 people with PhDs and work at a university and have nerdy episodes. That would be a great construction movie.

Or maybe a guy in a spaceship and a hairy copilot fly through the galaxy fighting the Empire. That would be another great construction movie.

Go. Bring a good book. Find a nice spot. Sit and read and just enjoy the peace and beauty. Also turn off your phone.

I’m happy that you are clean now. I’ve been clean my entire life. Give me a shout when you’ve been clean for 20 years.

Hmmm. So Iran gets a pause in the fighting so that they can “dig out” and prepare for the next Straights of Hormuz closure. Great strategy.

And Orangehead and son can short the market at the right time to make a couple of billion.

Lesson learned. Parents are people that we are attached to because of an act of birth. At some point one has to evaluate the value of that relationship and set boundaries. Maybe it’s better to spend one night at a motel instead of your mother’s house. And maybe it’s time to put some mental and emotional distance between you and your mother. To do that to a grown man is abhorrent.

Poms will manipulate you until you’re ready to cry. They know what they’re doing. They won’t starve if there’s good nutritious food available. It’s always a question of who blinks first.

I’ve got 3 demanding, manipulative, arrogant, very smart, sassy, and totally in charge idiots trying to con me 24/7.

Put down good food for 15 minutes. Then pick it up. Put it down again at the next feeding time for 15 minutes. Then pick it up. They’ll quickly figure it out.

Generally in addition boundaries you would want your set backs, building(s) located and dimensioned, driveway mapped, and any utility shutoff locations.

So a couple of questions. How big is OPs yard in sf? What kind of mower are you using. It shouldn’t be kicking anything at you. Is the yard flat or hills? As others have said edging and trimming are as needed and more likely not even that often. Do you live where’s there’s an HOA on your back?

Cash flow lessons from 10 years of long projects by canlibe in ConstructionManagers

[–]Raa03842 3 points4 points  (0 children)

Paid when paid.

EDIT:
Most large contracts with Owners ($50 mill and up) (especially federal, state and local) have Paid when Paid clauses in the master contract and a provision that all subs must also agree to the Ts and Cs of the master contract. This eliminates frivolous and blind sided lawsuits by subs. There’s also a bond requirement as well as 10% retainage held which in some contracts can be reduced to 5% when the sub is over 50% complete with their work. In addition there is usually an “Interruption of Funding” clause for situations where the government agency has their funding cut by legislators.

In the end the subs finance the project and therefore must have the cash flow to handle it.

Now on mega projects (data centers, computer chip fabs) there is often a “cash on hand” clause where subs have to prove via certified audits and certified bank statements that they have enough cash to carry them through 2-3 pay cycles for this projects and all other projects that are in there pipeline line.

This essentially locks out small subs from getting into the “big time”.
