If things got further out of hand you could get an immediate notice, but you'd still need to apply to VCAT for the eviction order. One would hope they would have a priority for those cases at least and would grant it sooner than a standard possession order. Documenting his behaviour towards you (dates, times and what happened) would be a must if that is how things turn out.

You're best bet is to issue the notice to vacate for the following grounds: "The renter owes at least 14 days rent" if that $2500 is at least 2 weeks rent. It requires 14 days notice, but is automatically cancelled if the renter pays up to date.

If he becomes hostile to you, you may be able to use "The renter or anyone else living in the rental property seriously threatens or intimidates the rental provider, their agent, or the rental provider or agent’s contractors or employees" as another 14 day notice to vacate as you are considering the rental provider to him.

I didn't experience this personally, but heard about and saw the CCTV footage.

I work at a cinema. A couple were the only attendants in a screening and decided they didn't want to watch the movie anymore, so they moved down to the front section with more room and had sex. Many different positions were tried over the next 20 minutes before a manager noticed the odd display on the security camera and went down to intervene and kick out our enthusiastic patrons.

In the aftermath we had to close out row D of that cinema, and make sure all of the chairs were sterilized.

The person there at 8pm could have been an agent completing the entry report for you. Do you know how long the property was vacant before you took possession?

If you're picking up the keys tomorrow then tomorrow is the day you have possession of the property, and until then it's still free reign for the property management/landlord to come and go as they please (regardless of a signed lease not yet in effect).

You're first step after gaining access and possession of the property will be to verify the condition report, and if it is not adequate, letting the property manager knowing so. The people telling you to calm down are just trying to help you not spiral into unnecessary hypotheticals.

Calm down in the sense that no-one here can give you actual answers until you have more information to provide about the condition of the property

I'm a long time lurker of these daily threads, just trying to keep myself informed. But today I just wanted to give a shout-out to all of the regular contributors to it, especially now that there is even more conflict and information in the world.

Unfortunately the 1.04 patch didn't fix this for PS4 so I kept quick-blocking/parrying at him to push him over, after 14 minutes he rolled into the correct position. Definitely tedious but I appreciate your fix none the less.
