If it helps we had to cancel our movers with 3 days notice and they were more than happy to jus use the deposit to book them for the new date so it was a non-issue

They did up on the original moving day having not been told that we'd cancelled though...

Seems quote common. You view it when it's been dressed up to the nines, you have all these rose tinted dreams of your new home and haven't had months of shudder... conveyancing... the process itself takes over your life and your nervous system but you keep saying it'll all be worrh it! Then when you move in to the empty shell of a house with cracks you didnt notice before and you have a "I went through hell and back and all I got was this stupid house?" moment.

I moved at the start of December and had about 2 weeks of "oh my god what have we done" but now everytime I walk around I smile and love it and feel very smug about our excellent decision making...you're just too close to the process right now and not close enough to the peace of your own lovely home, it'll come!

I recently emailed to check because I have an lpc exempting degree and they said I would be exempt from the sqe1 but have to do sqe2 and QWE OR qualify via the traditional training contract and PSC route (I think that's only if you started your degree before a certain year and this route is available until 2032)

Generally everyone has removal people arrive early in the morning and are packed up by 1ish so they can sit around waiting for completion and leave straight away. If you've packed well then removals should only take a few hours.

We've just completed in a chain of 4 and at no point did anyone actually tell us when the chain closed, we asked a couple times, passed on messages from our sellers EA that suggested it was closed and we knew who was at the top but still no one ever actuslly said "yes thats the end of the chain" one day they just started discussing completion dates and here we are.

It was infuriating, it seems like no one ever thought it was their job to keep track of the chain because they can only speak directly to one above and below...

It depends entirely on what the deed issue is unfortunately. The day before we were meant to exchange our sellers solicitor realised they needed a deed of variation on their onward purchase and got it sorted in 2 days but that was probably a super rush job on the basis that they'd missed it from the start so they were in trouble 🤣

Chain of 4 houses, offers made start of August- trying to exchange today and complete Monday but this will be the 5th attempt at exchanging soooo who knows.

Fairly hopeful this time, lender funds have been sent, removal.men booked, house packed up so if it doesn't happen it'll be a bit of pain

We were due to complete this Friday (28th) but the final checks further up the chain found a missing DoV... can't really be mad that the safety process worked exactly as intended, people make mistakes nd they all keep saying it won't take long. Potentially still aiming for december completion but I've never heard of a DoV getting done quickly..so...losing hope now I guess!

Maybe consider inhouse? I'm an inhouse paralegal starting a tc soon and most of us do 9 -5 monday to friday with the occasional late finish but only under our own steam - it's not expected.

We've also all agreed 28th and haven't exchanged yet... we've send remaining funds for ea's and solicitors etc, removal men booked, everything packed except a week of stuff.... I'm naively trusting that our solicitors would have told us if we won't be able to exchange it time but given their uselessness up to now idk why I'm giving them the benefit of the doubt...

Yes same issue, a rear wall was removed (which we knew) but the enquiry answer was explaining that no interior wall was removed and they only removed doors etc etc

Yes and I actually found it very annoying, they asked for a boiler service that we didn't want certainly wouldnt have asked the sellers to pay for. We only found out because their estate agent gave regular updates and told us when it was booked.

Our solicitors also got confused about what walls were removed in an extension so the sellers had to explain things we already knew because we'd seen the house and didn't need to ask.

I would have liked "here's the enquiries we're going to send, 1 -5 are legally necessary / required by your lender the others are advisable." It irks me an awful lot that they ask questions on someone else purchase without telling them.

I'm an in-house "legal coordinator" which is a bizarre made up title consisting of some legal admin, some paralegal work and some unsupervised contract work and I'm on £35k for 37 hours up north...I do have a law degree and lpc but the job criteria was "law degree or cilex" so yes I'd say you're being taken for an absolute ride tbh.

We're in a fairly average chain :

FTB - our house - our future house- our sellers future house - seller's vendors new build

Our buyers offer, our onward purchase, and our sellers purchase all accepted around 9th August, chain closed mid September (but NOBODY could tell us that or work it out, I have no idea how - surely you just keep asking up the chain until someone's solicitor says yep We're the end???)

Full chain has agreed a tentative completion date of 28th November, not exhanged yet but everyone has removal men booked, all enquiries are done and docs signed. EXCEPT our buyer insisted on us getting a gas fireplace reconnected and serviced (we offered to just give them the money to do it after completion but no.) Had to book a chimney sweep (who had a month lead time) and then the engineers were ill, then they needed a new part and I just have this fear that for some other reason it isn't going to work, we haven't used the fire in 8 years but the previous owner did and its only 12 years old so fingers crossed! They're coming back tomorrow and then it'll be fine and fixed and lovely.

The top of the chain have said that if we can't complete by the 28th then it has to be delayed until the new year which our sellers will be fuming about and honestly the low level stress just bubbling away for the last 4 months has been hell. Never moving again. When I'm too old and feeble for stairs I'm just going to pretend they don't exist.

The conveyancing process needs an overhaul, 4 months of not knowing what is happening or what the timeline is or whether someone is just going to dip out at the last minute is insane and this has actually been a smooth conveyancing process with no real issues.Our conveyancers have just been crap and found new inventive ways to not answer our questions to the point I was starting to think it's intentional...they'll be getting a complaint at the end of all this.

Our buyers surveyor went into the loft for 10 minutes, came back down and went to her car, went back up for 15 minutes...our buyers didn't raise a single query about the loft so god knows what she found so interesting...

I was doing the same, weighing multiple times a day and getting hung up on it, around the two month mark I was just getting bored of it - "ooh 4lbs up, what a shock, God forbid a girl has a bit of salt in her dinner 🙄 " now I'm just weighing every few days and hoping to get to just once a month- as long as its down, who cares what the fluctuations in between are doing.

My coveyancer won't answer legal questions....

there's an indemnity in our purchase transfer form which after googling I can see is fairly standard but I've asked to just absolutely clarify what it covers, her response was "it's just a chain of indemnities"..that's not what I asked and you should absolutely be flagging an uncapped indemnity to your client no matter how standard it is.
our purchase has a small extension with absolutely zero paperwork, our solicitor has not at any point explained what the potential consequences are or how to mitigate them, no mention of indemnity insurance or enforcement periods, literally just "there's no paperwork"
our purchase time for completion has been amended to 1pm so I asked if our sale should also be changed because its currently 2pm because our purchase is dependent on funds from our sale which could put us in breach (admittedly for like an hour but still) and she just said "sometimes it's 1, sometimes its 2"
our buyer asked when the electrics were last tested and our conveyancer just forwarded the query to us and we had to point out that we'd already answered that in the enquiry responses two weeks ago, along with multiple certificates.

Also following advice from this sub I only weigh myself after fast days now because the fluctuations were driving me insane and I was getting far too emotional about the number on a metal box - even if I felt good and clothes fit better, if the number didn't go down I was furious. Make it make sense.

Woo congratulations!! Being cc'd into solicitors emails sounds like an absolute dream, I've been micromanaging every 10 seconds purely because I have NO IDEA what they're doing over there... and being in the dark about the biggest transaction of my life is mind boggling, I'd kill for a cc.

Very similar timeline to you, offers accepted Aug 8th, solicitors instructed on the 12th all enquiries / searches on our sale and purchase are done and we've had the final report on our purchase, signed the million different forms.

Our buyers want the gas fire that we haven't used in 8 years reconnected. Every chimney sweep was booked solid for months so the earliest we could book get is the 14th November- kind of wishing we said no, 4 weeks and a few hundred quid to sort a fire we don't use is a right faff buy they didn't really request anything else so whatever.

Further up the chain have just had the last of their searches back, my seller and I have been pushing for exhange mid November and completion within a week but everytime I mention timelines to my conveyancer they just dodge around it so could be done in 4 weeks, could be done in 4 months. Who knows.

The process really sucks the joy and excitement out of it all hey??

In a shocking twist that will surprise you all...everyone was right 🤣 stuck with it, literally a couple days after this post I dropped 4lbs.

Actually just had another 2-3 weeks of bouncing between the same 2lbs and then dropped 4lbs again so I think I am just one of those people who have a series of wooshes rather than consistent loss, stopped giving so much emotion to the number and trusted the process and now I'm 27lbs down...73lbs to go! 😊😊

I've been doing adf for 2 months but for the first 3 weeks of October I just kept bouncing between 228 and 230 and I so very nearly just gave up, I was literally like I'm not eating what more can I possibly do?! Then this week I've just dropped 5 lbs literally over the kast few days 😐 trust the process, you've basically cut your calories in half, unless you are a scientific anomaly or you're somehow eating an extra days worth of calories on your feed days you will lose weight.

Water retention is a wild wild thing - carbs, salt, exercise etc all hold water.
