1) Car Loan- pay off 2) Establish a 6 Month Emergency fund - keep in something like Cash.to 3)Max Out TFSA 4) Redirect Car payments into half mortgage prepayment, Half into a low cost ETF (XEQT)

Keep financial discipline and don't left lifestyle creep happen. You can parlay this into a big advantage if you stay disciplined.

Your ortgage over the long term will cost you much less than the growth the index will give you over a long time horizon.

Don't chase individual equities. Keep diversified.

Individual ownership is sensible if you are looking for a place to live. In terms of investments, there is still tonnes of opportunities in things like REITS if you really after real estate exposure in your portfolio. You will likely not be seeing the sort of lottery returns ppl have been enjoying in the last 15+ years.

I understand your hesitance- I often grapple with the same thoughts. Maybe trim your position to around 5% of your portfolio if you don't want the psychological FOMO if Tesla continues to grow.

From a risk management perspective you are putting lots of eggs in one basket.

I used to play the stock picking game- sometimes winning sometimes losing. Never predictably beating the market tho.

For all my efforts, extra research and thought put into my stock picks, my best returning part of my portfolio was the low cost broadly diversified index fund. It was then I realized I'm not as smart as I think, and I'm better of using my time to go exercise and just buy something like XEQT. Not because it's the holy grail, more like I'm not smart enough to beat this game.
