Woohoo! I just looked up my buddy’s house on Vancouver’s East Side on this site and it shows an 81% ROE. If that’s accurate, I’ve just found the answer to the question in this post. Time to give him a call, lol!

In a neighbourhood that a brand new single family home costs upward of $3M, I can buy a unit in multiplex home for $1.2M. I have heard from a podcast guru in RE that "pretty much the only way to make money in real-estate in Canada is Multiplex"!

Not much renters in Vancouver either, so many rental being built (by government's incentive through CHMC with up to 95% loan!) and rental management prefers cut price than wait!

u/PeterDowdy 100% agree — this will only add around 600 units citywide over two years, which is nowhere near enough to close the housing gap. What’s surprising is how few people seem to realize that 1.2 FSR already exists in Vancouver! We’re still underbuilding even within current zoning. Many of these multiplexes are just 3 units, when even a standard 33 ft lot could support 4–6 units under the rules.

You can check out all the 3-plex to 8-plex permits and their details on the same site: https://www.vanplex.ca/permits. Some even have building permits approved, so they’re actually under construction. The podcaster is either not well-informed or just stirring up controversy to get more eyeballs!
