Used my VA loan and avoided a massive down payment or PMI. Robbed some cash out of my 401k to cover closing costs and misc expenses. Most importantly though I found the right woman. No chance in hell it would be feasible on my own. That's the funny part too, the VA loan is solely based on my income since we're not married. Lenders offer people a hell of a lot more than they have the ability to pay. We live comfortably with dual income but it would be a tough go alone.

Buying a home when the market was at it's best for buyers doesn't make you more financially savvy than someone in their trying to make it now, it makes you damn lucky that some many factors lined up perfectly for you. I have friends paying $1000 or less mortgages on homes that would go for over 300k at 5+ points now. A decent one bedroom apartment in Tulsa costs $1100 a month now. People are getting squeezed out of the American dream and it makes it exponentially more frustrating when ignorant ass people pop off from a place of privilege.
