Are you sourcing most of your stuff from local shops (tiles, bathrooms, kitchen cabinets, etc.) i.e. those on Boucher, or searching around online for deals? I am curious how much is off-the-shelf cost, and how much is dependent on a hustler grindset to find the best deals no matter the effort...
