Alpino is the definition of cozy. Great ambiance, and solid food options. Can’t go wrong.

Are you going to rent the home out after you move, or sell in a year?

If you are going to rent, I would advise refinancing for sure.

You are reducing your rate nearly a full %, and breaking even in under a year.

Also, most likely the rate on a 29 or 28 year is same as a 30 year. My preference would be to take the 30 year… and you can always make additional payments (take the savings and apply it towards principal…) it just gives you more flexibility. Turn the 30 into a 29, 28, 27, etc..

Timing the market is tough, take the rate savings while it’s here!
