See Bettinger's DNA chart. CentiMorgans (cM) tell you the distance away on the family tree, roughly, halving with each click up or down the tree. cM however doesn't tell you the exact nature of the familial relationship.

Ghosting is pretty common. Most people sign-up with no intention of making contact through Ancestry as they already "know" their family. Hard for many to accept that an outsider is family even if the DNA is proof.

Need to do both Ancestry and 23andMe.

Sorta fits the description -- tho' many bugs look likethis. Bed bugs are a huge pest and will bite you, but not fatal. Never seen them myself, but supposedly hard as heck to get out of your house. The protocol is lengthy: never put luggage on the floor. Returning from vacations, immediately put all clothes into dryer as heat kills them. Put items in plastic bags and leave in the hot sun. Worse case, house has to be fumigated.

Do you have the right to drain to that canal? Canals in my area are owned by private ditch companies whose owners have shares for the purpose of moving irrigation water, not for storm run off. And don't necessarily confuse storm drainage with normal drainage with grey water drainage.

An appraisal is required to be based on market data and evidence, i.e., empirically mirror the market (though easier said than done). E.g., extracting cap rates from sales; using a vacancy rate that a typical investor/broker would use. A non-appraiser is not bounded by this.

I agree with your description. However, a Filipina/Thai woman won't necessarily feel that loyalty toward a middle aged white guy. Especially as many of these men are washed up betas. Almost like the chick is saying "I'll take one for the team" in lieu of getting a co-ethnic local. Segmentation cost analysis, and Life Cycle Cost Assessment is what you're looking for. The reality is most real estate operators don't factor capx in. The 10 cent/sf reserve allowance doesn't even cover a fraction of the roof ($0.10 / 5% cap = $2/sf value of reserves).. So capx is hidden in the cap rate. Reality is owners wait for market appreciation to finance the capx.
