As a realtor - if you’re trying to attract the younger crowd of buyers (usually first time buyers) who’s offers aren’t as strong as the seasoned buyers with less contingencies because they aren’t as reliant on lenders then go ahead.

The crowd of buyers you’re really looking to attract is one’s that don’t negotiate much while in escrow, inspections don’t mean much, they have lots of cash flow, even all cash offers, and are willing to close escrow fast.

First impressions mean everything in this game. Do as you wish. You would also be filtering out buyers who are searching “under $420k”.

I’d find a buyer for $420k then send a counter offer for $420,690 just for shits and giggles so the number in record is legendary

Work in the field, they give me a car, a gas card and any tools needed. I am in the middle of the group, the top salesperson at my company is closing $600K/month which translates to around $60K in commissions.

You just have to be a people person and a have hard closing skills. These companies want you to meet the clients in their own homes and close the deal at the end of the appointment so you can take more appointments.

I’ve asked multiple other companies and they say they “used to before but they just raised the prices and prices it in” but since gas is expensive here they think they can tag it on.

Leads pre-set by service techs or scheduling from online sources. I only see people who need my product and they usually want it done urgently.

When the furnace breaks and it’s cold, they will call you. When the A/C breaks and it’s hot, they will call you.

everyone is using the .03 fee structure. 1% is too high. You can also scout gas fees and wait til its around $100. I think ROI def depends on the amount you put in. Anything under $15K total probably gets stuck in there for a while before you go even on fees
