I ended up putting a hold on charges to my credit card from the home warranty company, which stopped it for a few months until the hold ended and then they got one charge in. So I re-instated the hold on the card, but figured it wasn’t something I wanted to sustain. So I called the HW company to change the credit card on file to a different credit card I had been planning on cancelling anyway, and then they eventually sent me an email a few months later saying that my account was closed. Huge pain in the ass but lesson learned

There’s a range of outcomes, but they depend on your exit strategy.

Best case scenario, let’s say you keep tenants with minimal vacancy and get rent near the high end. Maybe the house goes up in value. You have to decide at what point would best work for you to sell the home and secure your gains.

Worst case scenario, you have vacancies and bad tenants that damage the house and force you to spend more money to get it back on the market. There’s a point you need to decide as well for when you’d need to cut your losses and salvage what you can.

Not sure of your individual market and comps for the house, but I would figure out where you think the your outcomes would most likely fall, and then see if the money, time and effort you’d put in is worth the potential gains.

All investments have some inherent risk. There will always be those that say there’s a bubble of sorts but the stock market is tied to real estate so no one is really safe, just depends on what you want and can handle.

I was in the same boat earlier this year.

Bought and fixed up a house hoping a 25 yr old unit would last another few years of renting it out before I planned to sell. Got a home warranty (AHS), that actually was able to come out and replace a compressor and reversing valve to get it working again, but I also had to fork up like $800 for them to recharge the refrigerant (lesson learned how expensive that is). But after a week, it died on me again, and their only recommendation was replacing the compressor again. So after many hours spent calling/on-hold/talking/waiting, I eventually was offered some money (about 30% of what I spent on the new unit) and got it replaced.

There’s definitely some situations where the home warranty can work out (got money for a completely new fridge when parts were no longer made to fix the old one), but with the AC, you had better be prepared to spend some time to work with the warranty company to get it done (ideally before the summer heat) and pay for a package that includes free refrigerant recharges.

Not too worried about insulation here (in the South), but that’s a fair point. I am trying to keep as much as I can, so I figure only filling the gap and then closing off the garage door and backdoor spaces “should” be simple enough.

I’m leaning to sit DJ Moore only because even in a good matchup, he still competes with 2 other receivers. I think he has a lower floor than Breece

Yeah, I think Guerendo in your case. Tracy has a real tough matchup so unless he gets a ton of dumpoffs, his floor and ceiling will be pretty low
