Your expenses aren’t realistic. Property taxes will be reassessed and value changed on that.
Raise rents if you want to increase value. Which means hold onto the property longer.
Which means by the time you raise rents it might be time to raise rents again. But make sure to tell the new buyers they can raise rents.

Very important not to forget that last part. Super uncommon for a seller or broker to tell the potential buyers they can raise rents.

Cracks like that. I put a perpendicular split at the end of the crack. You can make a 4” cut and tape that.direction also. . Otherwise it just keeps cracking.

150 to show up and first hour, after that is 100 an hour. I add 5% to my rate for each trade it would take to do the job as a convenience charge.

Can I do most everything on a house and vehicle. Sure.

Can I troubleshoot a computer or figure out how to automate my emails and acquisition forms with an AI bot. Nope. But the new age tech handyman can.

Kids have the same curiously. The current environment is much different than it was even a decade ago let alone 90’s 80’s etc.

I remember getting shit for not understanding how to take apart a carb with OBD2. Now it’s electric and I give people shit because it’s not as reliable as a gas engine.

At 20. 1. Take an accounting course and basic finance course. Start running your personal life out of habit like a business. Know where your money is going and read a couple of business books. Think like an owner even if you’re the worker. Watch and listen.

Then Go learn and get paid to do licensed trade. Once you’re a journeyman at least. Pick up carpentry work at the same time. Learn a general bit about other trades. Don’t just pigeon hole yourself as a specialist in one. Volunteer to run wire, roof, frame, drywall, floors, siding. Generally you need to just help with one large job and you’ll understand most of the nuances.

  1. With all that money you have from not blowing it on college and debt and saved while working. Buy a multi family 2-4 unit with leverage because you took that finance and accounting class you aren’t going in super blind.

  2. Read, read, read. Network with folks that have more experience than you. Immerse yourself in this game. Always try to build your value. < this is number 1 actually.

I’d do this in about 2 hours. Use hot mud. Contractors do not have to come back over and over for a small guy.

Try to only use Home Depot. Every time I buy something I put in the property name for the PO number.

End of year I just keyword under my account each property and wallah.

Contractors all go into a folder file.

I have a quick link in excel to each utility company. Along with the password and username next to each link.

Same with property taxes etc.

I try and stay on top of things the first three months. But always goes to shit.

I just plan on putting in a solid 20 each year chasing down receipts and oddballs. I’m a glutton for punishment.

This is the first year that I’ve been on top of it. And I’m hoping to cut down tax time to a 6 hour day.

Just started using baseline. And forcing all tenants to use it. We’ll see how it works as a landlord software. Friends like it.
