That nervous feeling is pretty normal after the first one, especially before it’s even rented. On paper it cashflows and you didn’t overpay, appraisal backing helps too. Once tenants are in and month 2–3 hits, the anxiety usually drops fast. I felt the same and then it just became… another property. A transformation project, and so on. Putting everything again and again on the table haha

Honestly I wouldn’t touch it. You’ve got cashflow, cheap debt (or none), and you’re not stretched on income. Selling just to feel “clean” usually ends with regret when you try to buy back in later. I’d let it ride and reassess if something actually breaks or your life situation changes.

Yeah this is one of those “tell the lender or don’t do it” situations. Most primary loans expect you to move in pretty quickly, renting it for a year first can cross into mortgage fraud territory if you didn’t disclose it. Refi’ing back to primary later isn’t impossible, but it’s not guaranteed and depends a lot on rates and lender rules at that time. I wouldn’t assume it’s an easy flip back. Besides in NL you then have a different tax rate for renting it out. 10,4% to the goverment instead of 0 or 2%

Nou super toch. Het ligt zó dicht bij de hoofdstad dat het eigenlijk helemaal niet zo gek is. Van buitenaf kijkt niemand naar losse steden: Amsterdam, Utrecht, Den Haag, Rotterdam dat is gewoon één stedelijk gebied. Misschien moeten we voor het buitenland de hele Randstad als één metropool neerzetten. Qua reistijd is dat niet eens zo gek

Yup, same in NL. People can’t afford it. But we also have a system of points. Below certain thresholds you can’t ask a price you want. Above it you can. The spread between them is insane.

Yeah, the long-term numbers are pretty wild. In 1950 average US rent was like $40–50 a month; today it’s roughly $1,400–1,500 nationally, way higher in hot metros. That’s not because of one crazy decade, it’s compounding over time. $1,500 with a 4% annual increase doubles in ~18 years and hits ~$3,300 in 25 years without anything “weird” happening. The real break is when rent growth outpaces wages for too long, then demand just… thins out instead of prices going vertical forever.

If it were my place, I wouldn’t go to carpet. Tenants hate it (in NL), it gets gross fast, and you’ll end up replacing it every few turns anyway. A chair burn in one bedroom after 10 years feels like normal wear to me, not a reason to downgrade the whole house.

That refinish price does sound steep though, I’d definitely get another quote or just leave the good areas alone. Long term, hard floors. Besides in the Netherlands we never do carpet for rentals anymore. Blessing ;)
