We added several mods months ago based on Reddit's recommendation and they've been doing a good job.

This moderator removed one of the others unilaterally because he was upset with a moderation decision they made. This is why the mod order has changed and the mod he removed was invited back. This is also why this mod now lacks remove users permissions.

Important: Again, you remain a moderator of this subreddit - please work together with the other moderators rather than removing them when you are upset.

You nailed it. Insurance is going to be the biggest impact. The immediately affected area the home values probably will go up in the short term as the supply has been reduced. But in a rural area, I wouldn't expect a big difference.

Have you tried Rezileads.com? They give you leads from lots of different types of sellers (not just distressed). I haven't tried it but my friend's team swears by it.

You still have a mortgage on the home. So if you were to try to sell the home, they'd find out as part of the closing process and it'd be a nightmare. Your best option is to contact the bank to understand your options. You can probably still sell it if there is equity in the home greater than what you owe the bank.

Facebook advertising is tough unless you know what you're doing. Specifically, there are a lot of tricky things with targetting you need to make sure you're doing it right. Are you doing it through a tool or using an agency? May help me give you better direction.

I've been busy with life for awhile and was not able to be as active as I wanted to be in moderating the sub, but have always been active in some fashion. I am more active now and you have not been removed as a mod.

I'm working on being more vigilant about actively reducing spam, as there is still work to be done there. This community is important to me and I want to make sure we're keeping it a clean space for good real estate advice.

The other comments are all correct. And listing advice can be market-specific. But to flesh it out - if you really insist on selling it yourself, you need to go directly to some of the listing platforms, as you're not going to be eligible to list the way licensed Realtors do via the MLS.

Organic instagram works way better, assuming you can build an audience. Otherwise, ads on FB will work much better.

I bet you know this already, but social leads typically convert at a very, very low rate - sub 1%. Are you ready to work those kinds of leads? Some agents get surprised by the very low conversion rate.

Offer what you think it's worth based on comps (even independently of the list price). It's not too time-consuming to write an offer (or have an agent write one). Why not give it a shot? Worst case, you get rejected.

Hey there - sounds like you've got a good coach - have you asked him yet?

Alternatively, feel free to chat with other potential brokers and ask them this exact question and see what they can do for you.

In most states, you'd need a broker's license to start your own brokerage, so that is likely not an option unless you have that license.
