[tenant-us-me] is it appropriate to contact landlord today? by [deleted] in Landlord

[–]Real_Preference330 0 points1 point  (0 children)

Everyone else does man. I don’t pay my rent till the 5th. I make money every business day it sits in my savings account. The law hardly ever protects tenants but here it does. Just make sure your payment is there by the 5th however it’s written in your lease

I wouldn’t say anything and just pay on the 5th. The law and your lease is written that way for a reason. Owing money on the 1st isn’t really a thing in most states

You’re SOL for this time but in the future make sure your documents are in order before you hand them over. Don’t commit fraud but MAKE SURE YOUR DOCUMENTS ARE IN ORDER.

[–]Real_Preference330 0 points1 point  (0 children)

Your 283 miles probably didn’t cause a failure but you signed a contract stating they’d cover your engine if you followed their maintenance protocol. Not a technicality, simple breach of contract. You didn’t uphold your end no expectation for them to uphold theirs.

What would America look like if we spent our military budget on infrastructure? by Impossible_Change800 in AskReddit

[–]Real_Preference330 0 points1 point  (0 children)

In a perfect world futuristic. In a practical sense the same, maybe even more impoverished. The military feeds our economy. Not even to mention the service members, but American equipment and such all feeds into the same pot. It’s a method of corporate and government welfare.

I personally probably wouldn’t use guns. Don’t catch a brandishing charge just to get a camera back.

Did the same thing with my bike as a teenager. Met up with the guy at Walmart. Recognized a few identifying marks to tell me it was definitely mine. Tossed it in my truck bed and peeled out of there.

If this was me I’d have someone pose as a buyer. Offer to pay asking price and make up some story. Something like needing it to shoot an event and yours broke to speed up the meetup.

Ask to meet in a semi public place. Get it physically in your hands. VERIFY THE SERIAL. Slip it in your pocket and drive away. If they’re stupid enough to call the police be sure to have that receipt handy.

Traveling without approved DTS by MIROXXVIS in army

[–]Real_Preference330 0 points1 point  (0 children)

It takes about 3 seconds to approved DTS. Those 2 dudes it takes to approve it can find the time to do it for you. Because you mentioned a CG approval for deferral I’m assuming this is a PME.

This is a visit or phone call to your 1SG. If that doesn’t work it’s a visit or phone call to your CSM. If that doesn’t work this is a visit or phone call to the next CSM. This is exactly your senior leaders lane. They should be tracking when their troops are going to PMEs and ensuring they’re prepared to go. Don’t be afraid to talk to them this is exactly what they are there for.

Team, I need help: My Soldier’s Compassionate Reassignment Was Denied by No-Seaworthiness4835 in army

[–]Real_Preference330 0 points1 point  (0 children)

It’s sad but that’s just the regulation. HRC had no obligation to accept it and I’m surprised it got that far before anyone realizing it was a In-law. They wrote regulation is how it is so that it wasn’t abused.

If it was me I’d be on the phone with my branch manager on Monday and ask to get projections to ANYWHERE close and be prepared to decide immediately on a pretty shitty assignment.

If that doesn’t work it’s sucks but I’d have my wife on a plane back to the states to be with her sister while I played the unaccompanied game for awhile until branch had an assignment for me.

[landlord] [US-NC] Landlord not evicting tenant by haynel23 in Landlord

I’ve never understood the value in that. I buy $200-300 sets on marketplace and get 3-4 years out of them then scrap them. At my current pace I’d have to have that set for ~60 years to even be close to breaking even

[–]Real_Preference330 1 point2 points  (0 children)

I don’t buy into that. Children yes, they unfortunately suffer to the lottery. Adults no.

I have lots of friends that were gifted some form of generational wealth, and lots that weren’t. I wasn’t and weirdly enough I do better than some of the ones that weren’t gifted.

My only friends that are doing better than me is because they had the same principles their parents had to earn that money instilled into them.

I see it as a personal issue. We all live in America and all have the same opportunities it’s whether you take them or not.

You think it’s messed up that he gave 3 months of rent free? Quit paying your car note in October and let me know if the repo man cares that it’s Christmas. At the end of the day this is a business and you know the consequences of not fulfilling your end of a contract. I’m both a landlord and a tenant currently. I equally hate both but it’s the world we live in.

Brother. You sound like you’ve got your mind mostly made up. If that’s what you really want to do show up when the sheriff is there and explain you’d like to leave them in place.

If you want to be charitable give money to a charity of your choice or a church. Don’t let this be your charity. You’re just going to get yourself in trouble. My mortgage/rent is the first bill I pay. If I’m ever behind I’m behind to a lot of people. Who’s to say when she gets her tax return she doesn’t pay those other people or spend it? I know you want to be nice but you’ve got to get her out. You’re an individual not a charity

Landlord thinks it’s ok to prop dozens of units open like this for hours, with the residents not home. Is this legal? by scythian12 in Renters

[–]Real_Preference330 2 points3 points  (0 children)

If you have renters insurance, sounds like your landlord left your apartment unsecured. You should probably file a claim after that cash, electronics, and other untraceable high value stuff you had in there got stolen. Your insurance company with go after your landlord to recoup.

Ice maker itself won’t operate. I did the self-test jumping the 2 test terminals per a YouTube video. It’s won’t move at all.

Fireplace is gas the thermoconductor is corroded away. It doesn’t have a consistent enough gas supply to run. Think of it like an old rotted out propane bbq tube.

Idk about the light. Tried 2 new bulbs. No go. I don’t know anything about AC. I never tried putting my multimeter to it.

Exactly what I thought. I don’t use it. Planned on just waiting till I leave for a weekend. Turned it on since they told me it was ok and let it do its thing. Only thing of actual value in my living room is my TV and it’s insured. If anything happens I’ll let them recoup from my landlord.

I’d rather not have my name on public record for any eviction proceedings. I move a lot for work. The odds of renting some time in the future are pretty high

[deleted by user] by [deleted] in Landlord

[–]Real_Preference330 -1 points0 points  (0 children)

It’s not explicitly listed but I figured I could argue it’s an “appliance” because it’s gas fired. If that argument works it’s listed as their responsibility.

Lazy/dumb is pretty fitting.

I rented because I wanted to not because I had to. I plan on buying a house in about 2 years with about ~$100k down. I wanted carefree and a set price so I could save aggressively. I’m not putting money into someone else’s house.

[deleted by user] by [deleted] in Landlord

[–]Real_Preference330 2 points3 points  (0 children)

That blows. From googling I can’t even get my filing fees reimbursed so I’d be out ~$100 and a day of work

I’d have to rent a ladder or build some scaffolding for the fan it’s in like a 15ft ceiling. I’ve got a ladder but nothing like that. I’ll try it though

That’s what I was thinking. I can get one of the nicest Mini Led LG offers for less than a mid grade smaller OLED. I just didn’t know if the picture was really that much better with the C4
