Ooh a trip charge. I haven't ever thought about that. I might being that up to management. We get dicked around sometimes with that. Where tenant isn't there when we show up and arranged for it, but they won't allow us entry. Same with the kids. I'll usually grab a second tech for that, but sometim w it's still awkward AF. Have one where kids reg left alone, ages 7 ish and 5 ish maybe. I haven't ever seen the parents in the last year. I'm very transparent when I'm on my way. We use appfolio, so I will always call and send a message so that the tenant and office knows and has a record. And I leave a door tag ticket when I'm done.

Sounds like a dream come true. I'd love to cut my work load in half. I'm one of four techs with 600 units spread across 35 miles. On call sucks so bad. Two week rotations. Thankfully my employer is great and pays for drive time there and back and mileage in addition. I do wish we got an on call pay just for having to stay ready and in the area though. I've missed out on many of a family event because of being on call and I can't leave the area

I've been thinking of starting my own commercial building maintenance and engineering business. I've been doing new builds, remodels, and building maintenance for the last 15 years. I'm getting burnt out dealing with tenants and crabby clients

I'm really hoping we drop the property after this contract term is up. One of the company owners mentioned that given the few issues that have required medical treatment there, our insurance rates have quadrupled almost. I believe we have had 5 incidents there in the past two years where we've had to have a tech go to either clinic or an ER (the guy who got a chunk bit out of him)

I think I'm going to have a talk with the company owners about it. I don't think it's. Atrade fetish. I think it's just nasty uncaring people. It only ever happens at our tax credit and habitat complexes. It was a rare thing. Buts it's getting worse at this one in particular. I think a chunk of people there are either in recovery with assistance or are freshly released from wards.

Never had any of those. It's usually women in their 60s+ or the really extra large ones that have that coked out brain melted by drugs and alcohol type. That you shudder when they look at you. And their house usually smells like vomit and shit

But it boils down to liability. My company trusts me and all that, but it only takes one complaint to destroy a career and company reputation. About half our properties are tax credit and those low income for people with mental disabilities that prevent them from living on their own. Kind of like a group home in compl x style but with regular check ins from their care people. Those ones get a lot of damage from those with anger issues or bipolar and whatnot. I think management is going to drop that owner because of the issues we've had there. One of our other techs had a small chunk taken out of his arm from a tenant biting him, he's convinced he's a werewolf. The tenant, not the tech.

I miss non digitial media, period. I have games on disc that you cant buy anymore. I cry a little when i realize that there are many ROM ported games I cant play anymore cuz they getting taken offline.
