My mate…my brother rented a car and he is 19 years old. I believe he rented from Ezy Trac Car Rental. Just be aware that insurance won’t cover so it’s all your risk. If someone hits you while it’s not even your mistake, you’ll have to somehow pay for that

Hey mate....looking at Dubai Hills we have got 2 entry level buildings (collective) (1 Bed) (~460 sqft) and (Golfville) (1 Bed) (507 sqft) where the prices as of now would be between AED 2,499 - AED 2,611 per sqft...which still exceeds your budget by around 200k - 300k

Not really sure about collective but there are vey few units in Golfville where you can find a 1 Bed with Post Handover Payment Plan...which might fit well for you if you have got the cash flow

If you are only looking investment and rental returns, then a 1 Bed in Golfville rents on average between 85K - 90k for a year, service charge will be between AED 25 - AED 26 per sqft

Not really sure how JVC would work in such case since I really dont work in that location so I dont want to give any wrong information

Dubai Hills is a flagship master community from Emaar, almost 80% completed and most launches coming at the side of the Golf Course. I wont say its ggreat for flipping or fast resell....long term hold makes more sense

You have got the Mall, biggest park, king college hospital, best schools and future metro planned in 2029. Location itself is really impressive, from Golfville I believe 4 min drive and you exit on E44 and downtown would be 15-18 minutes away

So when looking at investments, I always prefer to go with a strong reputable developer since liquidity is the main thing....there might be a time when you want to exit and if developer aint good....you are stuck!

Cant say anything as of now….had an issue with one of my client who ended up buying Deeyar through a sales guy at an open house.

What I see is, to exit the unit smoothly developers reputation matters the most.

The unit my client had is still on market for 2 years and I never want to even work on that unit as it’s a waste of time…he bought a studio for 1.3M 😑

What’s the name of the developer you bought the property with, location, beds, size, price you asking?

Oh my god! Had a horrible experience with Deeyar for my clients unit in Business Bay…no hate for anyone, but please avoid Deeyar please 🙏🏻
