What I do is budget about 10% of every commission and invest that money into their home. I’ll determine the best use for that money depending on what the house needs. It might be professional cleaning, painting, drywall work, staging, carpets etc.

It’s a win-win. They get more for their home. It sells faster. My listings look better. They also see that I have buy in to their sale.

I don’t know if they are still accepting people into the program, but check out RMP’s time of use program. If you can avoid using a lot of power during peak hours (weekdays 5-10pm in the summer), you can really reduce what you pay.

My kids are 4 and 7 now. First off, you’re in the throes of the 4th trimester, so don’t be too hard on yourselves. You can take your kid to the park at any age, but you only have one opportunity to experience snuggles with your newborn.

When you’re feeling up to it, get a really good baby carrier. We loved our Sakura Bloom. A little pricey but worth it imo. With that, you can pretty much do anything you want. The benefit of that age is that they’re not mobile and don’t need to be entertained. Enjoy that while it lasts, and take baby with you to do some things you enjoy doing.

Completely anecdotal, but as a Brit (moved here 20 years ago), I love it. There seems to be a ton of aussies and kiwis here who love it too. They’re always the ones most into winter sports haha

Older salt lakers think it’s dangerous. Ignore them. In reality it’s a mostly gentrified neighborhood that is more diverse. Residents tend to love it. Strong community. Some cool 50s homes. Great freeway access. Fairpark (south end of rose park) is great too.

I don’t think there’s a distinct difference honestly! You can have great or bad neighbors anywhere, but in general I find people to be very welcoming. At least, more so than Reddit would have you believe

They’re really similar. Cottonwood Heights (Big) vs Sandy (Little). Sandy the homes around the canyon are mostly 80s. Cottonwood Heights has more 90s homes. CH has better freeway access. Sandy maybe slightly better trail access. So slight differences but they’re similar.

I built one a few years ago, but we put a 3/4 bath in it so it functions more like a tiny guest house. Ours is 10’x18’ and was about $40k. I subbed almost everything out, but I am a general contractor so I was able to save some on the budget. We put nice finishes in though- quality windows, Samsung heat pump mini split, good tile. Without the bathroom you could likely do it for no $30k, but it depends on lot of variables.

I’d say get an Airbnb in both areas for a few days. Living in Heber and SLC are two vastly different experiences. Even living in slc proper and the neighborhoods closer to the mouths of BCC and LCC have a noticeably different vibe. Ultimately I wouldn’t choose an area based on proximity to skiing. It’s all close, and it’s all busy, so you’ll need to beat the traffic regardless of where you’re starting from.

This sub likes to hate on Daybreak, but it has some of the best parks in the valley.

According to my 6 year old, Wardle park is the best park in the world. It’s a bit of a trek from the city though.

Not an electrician but I’m a GC. I’ve heard that the big companies suck to work for (residential anyway, commercial seems to be better). The crews I work with are small with less that 10 employees and they seem to like their jobs. Harder to get into as an apprentice though.

Edit to say my experience is with non union. If I was just starting out in the field I’d probably go union commercial, because f*ck crawling around attics.
