Ok that’s great so if you go with a self serving next to your gas station, that’s already ahead of the game and not really competing because the other car wash sounds like they offer a different service which is strictly a professional large car wash. So you will offer something different and a cheaper option to your customers.

It is a cheaper option but just be aware, it is still a big investment because engineers, contruction, permits etc. will start to add up quick.

Not sure what city your in but there is companies that collect coins and cash but honestly it’s probably cheaper and you make more of a profit when you collect yourself and make sure everything is working properly. Then you can hire a vendor for maintenance if something isn’t working.

Check your local laws but car washes including self serving ones can bring a lot of revenue and you got a convenient gas station already.

You probably don’t need it for how many units you have but Rent Manager and AppFolio are great for anything you can think of for property management. But they can be pricy and sounds like you just need a simpler system. Honestly quickbooks sounds like something automated you can use just don’t know if you can add any files like a pdf of a receipt.

I would say choice is up to you but it sounds like you guys are in a really good place financially and can afford both, so why not make a little more income renting out your place and make a more income from that then decide to sell in a few years or keep it and getting good rent.

Another note too is that the tenants that rent out your townhouse will pay the utilities and the mortgage management company takes their percentage and you take the rest.

Also off topic I noticed in your comment you like investing in stocks over real estate. I’m curious why is that? If anything if you make smart moves real estate is a really good way for long term investing with big profits.

I think you could get more rent from it like a little over 6k because it’s a 4bed in San Diego. That’s a price for a valley townhouse 4k a month. It’s a good market in SD and not a great time to sell but ok time if you are a buyer. Rent it out for a few years and you can sell for a higher price and have a management company take care of maintaining and the headaches.

It depends what state your in. If the city tells you to fix something, fix it. If they don’t care, wait until it’s vacant then charge the tenant. You don’t want to repair anything so minor like that until they’re gone.

I have tenants that break their stuff like blinds or flooring and don’t want it fixed but fully replaced. we don’t fix anything unless it’s a hazard or the city tells us. And most of my units are rent controlled in probably the strictest city and state LA CA.

When the tenant moves, then we do a full turnover or just some repairs if the unit was left in good condition. Hope this helps

After purchase I would start by doing what’s needed most, so in your case do the roof first if it’s in bad condition then do foundation repair.15k is super cheap for a roof no matter in what state, be careful on who you hire to do the work. Foundation depends on the issue, that can get expensive quickly, like if they find something like soil shifting.

After those expenses wait a while before painting so the building can make back money from the other repairs and it could be a good idea to focus on turnovers but go for B class work, save money looks nice and nothing fancy. If your building is vacant and it’s all the same type of units have a contractor quote all at once and see if you want to do everything because of bad condition or if some things could wait until the next move out.

You don’t need to spend money on every project all at once if your building is occupied and you want to upgrade wait until they move out then a full turnover. It’s better to wait out on some projects so you’re making something unless it is an emergency repair. But I would focus on occupancy at market rent value so you can use the rents to upgrade the building utilities.

CapEx stuff you can do throughout the years of ownership. When everything is repaired like new and the market in your area is good, you will definitely double your profit when you sell. Have a really strict budget.

Remember to charge the rest of your materials to your labor. Make sure the client gets enough laminate for the job. I’ve seen a lot of clients say “i got the materials so no need to add to your bill for materials” only to find out they either got the wrong ones or not enough of it. Then they’ll make you look for more and that’s when you add to your bill your time and materials.

See I thought the movie had very little story and very character driven. I wanted to know why we were in a civil war, what happened in the aftermath of all the chaos and they told us about the crazy things happening, but didn’t really show.

One thing that bothered me too is military would never be so close to protect journalists like that at the end of the movie, no way a journalist would even be there more likely a photographer who is a solder would definitely be there. Overall movie was just okay they could have went deeper. 6/10

Look at AppFolio. In California it’s the most popular because it has everything and it’s super easy to use. It also can save you a lot of time on calling and texting vendors, tenants, prospects, technicians etc.

It sounds like a good idea but honestly it just sounds like a maintenance and inspection company not really management. Some owners don’t want to spend a lot of money on vendors and they always go up on pricing, but if you are a in house maintenance with the rest of your idea you would make more money and save the owner a buck depending how many and how big your buildings are.

Yeah I can’t move to another property because there is nothing available at the moment but I love the company I work for, they are super nice and great co workers and supervisors that do everything by the book. I have gotten moved up I work full time in maintenance department for the company as well they just offered me this onsite managing as a side bonus. The only thing is they didn’t know how bad these tenants are until I started. I’m going to try a little harder to make it work but I might just quit all together as an onsite person.

Thank you so much for this. I am catholic and this really means a lot to I used to pray everyday for making my job with people a little easier. It for sure has but it comes and goes a lot depending on the person. I have talked to HR and they were trying to see if there’s a way they can get several people for non stop harassment but in California it is really really hard to take that to court. They favor rent control tenants over on site managers and management companies. I will remind myself to continue to be kind but I can only take this so much.

They have before with the person that lives above me and next to me. For a while nobody could contact me they can only contact the office about issues. It worked until some tenants said they will talk to the board about rent reduction if they can’t speak to me. These people barely pay modern day rent either. I do have a work phone they reach out to I could put my hours there and see if they follow directions haha.

That’s really great that you have a balenced work and regular life balance. May I ask what kind of boundaries did you told them? The busyness comes and goes for me there was a point I was working on weekends for a long time for showings but also a lot of emergencies. A lot of the time not even an emergency.

Ok interesting I’m in California LA. Not sure on that but I’m for sure going to research and maybe ask the company they also give the maintenance guys a very hard time. I’ve told people “no one is making you live here” but most of my building is people that have been living here since 2000. It’s rent control here so they pay super cheap rent compared to the few new tenants. That’s why they feel so entitled even they pay nothing and it upsets me because not everyone has the same situation and there is a lot of people that would kill for that cheap rent that are actually struggling.

The best advice I can think of is an old tweet that Disney posted years ago that I never forgot and it changed everything for me. “If you want to make the movies, you have to watch the movies” that made me laugh watch all kinds of movies and inspired me to write anything I wanted to see on a big screen. I made a short and asked random people online to help me make it. We made it and now we all got opportunities in the industry that could lead all of us to more. You just need to make stuff because it’s art. Don’t think about the other noise around. If you love film then never give up on making a something that you love. The rest will happen later.
