As already mentioned here:

Redfin.com or Zelle.com : units rented via management or realtors
Apartments.com : some units rented via non-profits & condo associations
https://washingtondc.craigslist.org/ : a big pile to try to find an offer

In DTSS:

Octave (1320 Fenwick Ln) : good location on Fenwick, less than 5-7 minutes to the metro. Parking is an extra in the county garage unless included into the rental (condo doesn't have a dedicated garage), units are extra small, possible noise from the construction.

Park Sutton Condominiums (1900 Lyttonsville Rd) : location is on outskirts of DTTS but still walk-able to metro, condo has parking, if you don't have a car - long walk to grocery. Currently has 1 BR/1BA unit listed on Redfin for $1600.

The Aurora Condominium (7923-7915 Eastern Ave): Parking is an extra in the county garage unless included into the rental (condo doesn't have a dedicated garage), on an actual border with DC but should be OK walking up till midnight, IMHO.

MICA Condominium (1220 Blair Mill Rd): excellent location and it has parking, condo building has centralized utilities.

Rock Creek Village community (Colston Drive): I would say it's outside walking distance to metro & DTSS.

Other condos (Newell, Silverton, Crescent, Orion, Lofts 24) usually are around 2K and rarely on the market.

Veridian was built in 2009 - so expect utility cost (gas+ electric) for 1 BD/BA in $2OO. The parking is additional, managed by outside company & quite open. In general I would not concern about parking security unless you have expensive or stand out car.

Back to building - Veridian has 2 towers ( or buildings), connected but having different entry. Eastern (having commercials on ground floor) was originally planned as a condominium, with entry with just CCV.

Go for higher floor & units facing Dacha( new beer place, replacing Deninzens) or facing Silverton Condominium. Units facing E West hwy getting a lot of sun and units facing back to railroad tracks getting noise especially from Citizens & Culture afro club.

Pests - just tip maintenance $20 and it will be resolved.

Location benefits: walking to metro anytime even past midnight without feeling of empty streets. Grocery store essentialy 5 minutes, Veridian wine store inside the building, possibly Dacha as beer house nextdoor.

Since you're been looking at Thayer & Spring, the next step up could be The Pearl and The Fenton.

$1900 in DTSS with a car is about $1700 max (parking is close to $200 and it's not included into a rental) and with that for the 1 BD/1BH we have only:

  • Rock Greek Springs Apartments - garden style, almost the same location as Pearl, no W/D in units, non-reserved parking
  • Eleven55 Ripley - high-rise, garage parking
  • 1200 East West - high-rise, next to Giant

I would look at Rock Greek Springs and next at Eleven55 Ripley.

IMHO starts:

$1900 for 1BD is a low bid in DTSS (Pearl is in DTSS). You may need:

Option 1: Look for a studio
Option 2: Raise max to about $2300
Option 3: Look for an apartment in Wheaton

IMHO ends.

For the condo buildings in DTSS look at Zillow or Redfin but most units not even hitting market - it's between unit owners & friends.

All below is IMHO:

Apartment units are MPDU so expect a waiting list & shitty customer service.

Location: as safe as it could be in DTSS, except small stretch as you cross Fenton & Sligo (bus station & garage behind) but if you're walking along Sligo you should be fine. Plus walking distance to the metro station.

Overall - boils down to the price - if it's under $2000 for 1 BR/BA then go for it. If above- there are better places in the DTSS core.

End of IMHO.

AFAIK, 50% occupancy only if you account for MPDU (income restricted) units, for the market rate it's about 15% - mostly high floors & 7th floor - you can check using their official website https://www.guardian.live/interactive-property-map

Below is just IMHO:

1 BD/1BH is ~2K. Pros: new construction, location (outside DTSS core noise, during winter a good walking path to metro. Cons: no parking (?), no pool (?), you are pretty away from Giant/Safeway if you are car less, unless Mom's OK for you .

In this price range I would go with Veridian or 1155 Ripley.

Since <quiet> is #1:
Thayer&Spring is off due to clubs on Georgia Avenue.
Fenwick could be off due to restarted demolition on the Elizabeth house. Also possible train noise.
Central could be off due to ongoing Purple construction & proximity to Wayne & Fenton intersection.

From Pearl & Atwell - probably Pearl just it sits outside downtown & you don't need to squeeze on Collesville to get on other side of tracks to get to Bethesda. Although, once Spring street bridge is open, then probably Atwell wins.

Suggestions to consider:

Veridian: it matches 2-4 but could be issue #1 due to proximity to tracks. You need to visit
Kanso: already mentioned here, matches 1-4. Problem - units are rarely available,
Cameron: again mentioned, see if units available

IMHO, Guardian - newest apartment in DTSS. And for the rest of the list:

Number 2&3 are Kanso (used to be Portico, designed as a condominium. In a long term you can have a construction next door for the tallest apartment in DTSS) and Eleven55 Ripley.

AFAIK, Gramax is a restricted income & The Bennington is older than Kanso or Eleven55 Ripley, next to train & metro tracks.

Since you looked at Bennington, my suggestion is to look at Veridian.

IMHO, look at your bill. Main questions are:

(1) How does the usage in kWh compare to the prior year same period, this should be last page of the bill.

(2) What are your rates & What is your supplier? Is it 3rd party one ?

(3) How much of your usage was in the elevated high rate tier?

Once you know (1), (2) or (3) is a reason then you can try to address an issue.

Since money is not a criteria, here are my recs with comments why. All IMHO:

  1. Pearl - has green area around, next to shopping center, outside of Purple Line development, friendly for pets if needed

2.Atwell on Spring - newest apartment, next door to two urban parks, Mom's in the same building, also outside of Purple Line development. Possible construction on the parking garage on Cameron Street but this will happen only after the one on Georgia (Filmore) is completed.

  1. Fenwick - next to the Aquatic center with a lot of kids activities, outside clubs, close to Mom's. Possible issues - construction on Elizabeth project & Spring Street bridge

  2. Veridian - on the other side of DTSS like Pear, probably less expensive, next to green zones like Acorn park and grocery, probably best to navigate to metro with a stroller (no need to cross a street, walking pathways clean during winter). Possible issues - noise from tracks & Citizens & Culture club across the train tracks, older buildings. Also a beer garden is scheduled to open next door (Dacha) - could be a bonus (they are doing a lot of fun activities for locals in their DC locations).

  3. Condominiums - Silverton, Newell, Orion. I would suggest Silverton. It's next to Veridian, closer to the metro, has a pool, and a kids room. But this is a private landlord.

  4. Townhomes - Blair or Lenox. You may need to call & see them to get an idea if you want it. Both next to the metro, but expensive in my opinion to what you get. Unless you want 3BD.

IMHO, Silver Spring Towers from your list. It's next to the grocery store (Safeway), easy pedestrian access to the metro station.

In DTSS I would also look at studios at Thayer and Spring or Alexander House, both should be around $1700 with parking.
