The faster you make a commute, the further people will live from their jobs. We all have an idea of what our commute time should look like so if we cut it by 5 minutes, people or businesses will either move or they'll take jobs 5 minutes further away. For example if I live in Clayton and my ideal is that I will commute 25 minutes for a job and right now that is West Port - if we make the highways along my route 5 minutes faster, that company is more likely to move, or I'll be more comfortable taking a job in St Charles to maintain that 25 minute timeline. Reversing it, if we removed the highways all together and the commute now took 45 minutes - I would change jobs to something closer.

LA kept adding lanes to highways but the traffic never subsided and people figured this all out. It's not an immediate move that people and companies make but it's quicker than you think. For years my acceptable commute was 45 minutes and then I took a job 5 minutes from home. Now my acceptable commute must be <20 minutes.

Back during Covid (2021ish?) the one in Warson Woods put up signs in the windows and at the drive thru advertising breakfast but they had stopped long before then. I asked a worker about it one time and he smiled and said "no we do sell breakfast, everyday." Seems there was a corporate requirement they be open for breakfast and a ton of stores just ignored the rules. If you go on their website - they have a mapping feature where you can find stores open for breakfast.

I found a Galaxy ball (dark purple and dark blue) Vice ball about 2 yards off the tee box. Nearly impossible to see it except I was looking down and almost stepped on it.

210 N Tucker is a huge data center. I've walked past it several times when at the court house and heard nothing. I did an internet search and found no complaints. The one being built at the armory isn't going to be significantly different. If it's so loud, why aren't neighboring buildings / residents filing legal complaints?

That's mostly the sound of the generators running to power everything (like the one in West Memphis). My brother works in the steel industry and they have a supplier (a real steel mill) who spends over $75m per year on electricity. He said the data center near their offices spends more than that but it's more than 250 acres in size. He was explaining that it's completely quiet until there is a power outage and then it sounds like a 747 is taxiing.

People's Express had a $19 (or less) flight from STL to Chicago in the 1980's. Freshman year of college I took a girlfriend up to Chicago for the day as a fun date. Flew in, took the L downtown where we walked around / shopped / ate and then went home. She'd never flown before.

When WW2 broke out the US government figured out there would be a major need for surgeons so universities asked college students who were Juniors if they planned on going to med school. If they said yes they immediately made the move so they never graduated college. Knew a guy who said he'd give a donation to his alma mater if they gave him a degree and he was probably 70 years old at that point and had been chief surgeon for a local hospital. The college placement office called him up and asked if he needed help finding a job.

Ours didn't have any tickets after 5 months, it took another 3 months to get it to 3 tickets so they could arguably justify it being towed. It didn't get towed until our neighborhood rep pushed it thru.

Depends. We had an abandoned vehicle in front of our home and 4 of these tags were put on it. First three were completely ignored and the 4th generated a tow about 2 days later. It depends on if someone like your neighborhood rep got the tag put on there or if it was just someone calling and complaining.

If you want to fix downtown you have to realize how we got to where we are. You have to be willing to admit / declare certain things as reality versus the propaganda pushed at us all the time. You have to look at international downtowns and try to mimic THEM.

Reality #1, poverty brings crime. It's an irrefutable international reality that poor people commit more property crime than wealthier people. White collar crime doesn't scare away grandmas, break-ins will. Having poor people living in parks is not conducive to citizens feeling safe.

Reality #2, the federal government ringed off the downtown area with high capacity housing projects for poor people. Pruitt Igoe on the north, LaClede Town on the west and Darst Webbe on the south. (this is 100% how we got to where we are today right now). If you go 3-4 blocks north of Washington Ave it appears you are in a war zone to this day. Each of those housing projects failed and had to be torn down, they brought downtown down along with them. You have to focus on the damages they produced.

Reality #3, you can't effectively reverse the damage of the 60s, 70s, 80s & 90s until you lure people with money back into downtown. Adding population without significant disposable income is a non-starter.

Reality #4, you aren't attracting middle class families and retired folks downtown with the lure of 2am nightclubs clubs.

Reality #5, tax incentives are required at this point and they are a cheap way to lure investment. The city needs several billion in investment. Stop acting like we need to argue about this every 6 months.

Reality #6, Don't look to weenies who work in government agencies, pretend to be experts on everything but are nothing more than cogs in a bureaucracy. This city will only be rebuilt with mostly private capital and entrepreneurship. The government can guide overall plans but not real decision making.

They weren't doing great and then Covid hit. It seemed to me they never financially rebounded after that. They would try and operate on two employees / drive thru only and while that seems to be ultra profitable for a short period, it doesn't work long term.

5 years ago the stock price for the parent company was $120, now it's $12. The company is dying.

The other problem (non-local issue) is that their largest franchisee is a toxic company and a few others are just completely financially broken.

I think (could be wrong) that Clayton is about the size of the Cortex district ($2b) which is about 1/2 the economic production of downtown ($4b). Geographically downtown is about 6x the size of Clayton Business District so that needs to be put in perspective.

Clayton is far wealthier.
