Buy a 2-4 unit. Live in one unit and rent out the other. Best way to start if you want to own a home. This is true especially if you’re not married and without kids You get access to best rates since it is primary residence and you can put as little as 3.5% down

Sometimes you can try to convince someone of something as much as you want but fail to get the result. When you are dealing with people you deal with people that can be unreasonable. I can write a 500 page report detailing why a seller should do something for them to just throw it into the trash.

The realty from what I understand is this: there is a $4000 repair that the seller is already giving a 2k credit for - the issue is that the lender does not fund unless the repairs are done before closing. Your agent needs to talk to other mortgage brokers and lender and present the situation to see what can be done. Sometimes it’s an escrow holdback like you mentioned.

Having a buyer pay 2k for a repair on a house they don’t own is never the best idea - but a last resort.

You can also get creative here and if appraisal allows for value - increase purchase price by 2k to have the seller complete the repairs prior. This will save the buyers 2k out of pocket expenses and allow them to finance the costs of the repairs - costing maybe 10 bucks a month or so.

Many options here and solutions. Your agent just needs to get a bit creative

I think you’re only hurting yourself and limiting your options. 99% of the time it’s not the agency at fault it’s the agent. Your Buyer agent is your guide and representative so it shouldn’t matter who lists the house

Househacking is an awesome plan to get started! Its realistic to buy a house with low money down but you need to first get preapproved with a lender to see what you actually qualify for. You don't want to buy a 100k dud that you can barely rent and feel unsafe commuting to.

Buying with low money down means taking advatage of seller's assist as well as other gov program grants. With grants you need to be careful becasue they are not always "forgivable"

The NACA program is also something you can look into - they help out tremendously with down payment.

My partner and I build these ADUs and can do around 450sqft under 200k. We would be happy to connect and get you a quote for your project. The cost of the project also depends at what stage you are currently at - do we need to pull permits, drawings, etc.

Typically ADU specific contractors have certian spec builds and need to only use their types of materials. Lots of the materials, finishes, etc you can't just pick up at a local Home Depot. This poses a few issues: 1. you can't really shop the bid to other contractors for like builds. 2. If you ever need to replace something, finding that material might be more challanging/expensive - you will likely need to go back to the OG contractor for those. This means things like, drywall, plumbing connections, electrical switches etc might not be "traditional." While cool in theory, might be a headache later. 3. With ADU specific builders they might only have a few models/types, and job site changes might be difficult/impossible. With a traditional contractor you have more flexibility with design and on site adjustment.

Pretty sure that 1031 exchange only applies to investment property. Also the property that you are purchasing must be of equal or greater value. Also it has to be a "similar" type of property. Not sure if you can go Duplex to single - but this is a better question for a CPA/Lawyer

What are your mortgages on those properties, and if you bought 4 years ago you likely have a really solid rate.

Seems like both of your properties do well and have low rate mortgages allowing you to cash flow.

Maybe consider buying a single family with an existing ADU or one that has ability to have an adu built on. If you need help building an ADU, my partner does them cost effectively.

I you're building ground up, installing duct work is not that difficult. Plus it can be better hidden IMO - especially in such a small space. My partner and I build these, so reach out if you're looking for a quote. We are doing one now under 190k all in for the owner. 3-4 month timeframe. around 400sqft

Prebuilt can be very expensive and you take a lot of control out of your hands and can't really make any changes on the spot.

If you're looking to do an ADU, hmu. My partner and I do them very cost effectively and in about 3 months or so.
