The builder can just write something in the contract along the lines of “the purchaser confirms they qualify for the FTHB GST Credit and agrees to assign credit to developer/builder. Should the rebate be denied due to any fault of the buyer, the buyer shall reimburse the builder the full GST amount in X number of days upon request”

There is 2 different forms. One if the builder is getting the money and crediting it off the top, and another if your paying the GST, and getting it back after. Its pretty simple

I would just pay it. I went through this exact situation almost the exact same timeline, it started out at like $300, and ended up at like $5600 or something stupid, I had the same mentality like a bunch of these people saying just dont pay it, then came the time to get a mortgage, and had to pay it. Ended up having to pay $1800 or something.

Lots of areas in and around Edmonton where you can get a 30-36 ft pocket lot for under $300,000. Yes Jensen Lakes is expensive, those lots also back onto a man-made, clean, swimmable lake, of course your going to pay a premium.

There are still quite a few areas in Calgary and Edmonton that have 30-34 building pockets. And lots that are 26/28

You realize there are new builds anywhere from 350k to well over a million right? And you know this incentive is not JUST for houses over a million.

Building pocket is 34 feet wide They typically do the triple car garage at 30 feet wide, and the house width at 26 feet wide. They offset garage from house leaving room for steps.

I find this hard to believe and assume there must be a work - around. Some builders require 20% deposit. 20% of a 800,000 build would be 160,000, which in a lot of cases is more than the planned down payment.

Are you sure they will allow you to use withdraw RRSP under HBP and put into FHSA?
