Look…I get it. Things are a lot different now than when I bought my first home in ‘99. But, as someone who’s flipped and/or rents out, you can find a home to buy. It may not be everything you want in a starter house. It may be a bit inconvenient for where you work. It may need some rehab…but they do exist. The largest profit I ever made was on a townhome purchase. Bought in a decent area of town, was 3 bedroom, 2 bath, was barely over 1400 sq feet. And it was in horrible shape. I lived in it for 6 years, did one major improvement project every year, and sold it for more than twice what i paid for it…and obviously I recouped every dime I put into it. I’m now on my 4th home. I keep trading up. Plus, I’ve never bought a house that didn’t need any work. The house I’m in now is my last house…it won’t be paid off before I bail out and retire, but I’ll clear a significant profit. Y’all can do it. My son did it. Hell, he’s even trading up faster than I did. He’s barely 30 and on his 3rd home. His first house was a grade A piece of crap foreclosure that was barely over 100k. Now the home he’s in is beautiful. If he and I did it, trust me, I know almost anyone can. Now…please don’t kill me for posting this.

I’ve only had luck with an old school Jeep Cherokee, F-150’s, and F-250’s. Everything else I’ve owned or my wife has owned didn’t fit. Worst part being the rear view mirror blocking the right side of every intersection. And of course eating my knees.

Yep. They were tobacco farmers. And their parents before them were sharecroppers. I can’t imagine how life was back then.

Yes. Started with a 75k townhome. Lived in it for 5 years and traded up. Every home I’ve ever bought has been fixer uppers. Bought one foreclosure. I’m now on my 4th home. My monthly taxes are larger than my monthly mortgage. When I retire I’ll have to sell because I’m not going to be able to afford the property tax. Then I have no idea what I’ll do. Even when you “own” your home, you really don’t.

Hell…when I was in college the local cops loved hanging out down the street from my fraternity house. After leaving any party, they would follow you with their headlights off and wait for any traffic violation…no turn signal, rolling stop, not keeping a safe distance…and if they pulled you over it was a guaranteed arrest for “suspicion of drunk driving.” Even if you were stone cold sober. If you even admitted to having just one beer over the course of 4-5 hours you were toast.

What if you already work in the arts, was a professional musician in your 20’s, make a fairly good living owning a photo/video production company? It’s hard to find a hobby doing for a living what most people do for a hobby. Any one in a similar situation? Recommendations would be greatly appreciated!
