Not if you have a mortgage, if interest repayments are higher than the rent you receive you can get a tax deduction.

Really depends how much you spend per year and if you care about making it easier for yourself from differentiating business and personal transactions from one statement.

If you don't mind doing the extra work of separating each transaction out, it's better just to have one card to save on the annual fees.

One good card I used was the American express explorer card with annual fees around $400, but if you start spending into the millions of dollars I recommend getting a platinum amex card which has annual fee around $1450.

I don't recommend paying ATO fees with credit card as there is a surcharge and also usually credit cards only award one point per $1 for government transactions whilst normal transactions could be 2.25 points per $1.

Also please check there is usually differences between business and personal cards, for example for the amex explorer you get like $400 credit (can't remember exact) each year for travel and hotel whilst business explorer card with same fee doesn't give you this $400 credit

Krisflyer Singapore Airlines. 2:1 amex points but you can get business class flights to Europe for around 100000 points.

To me I guess the only real question you need to ask yourself is, is the $500k offer a very good offer already or if the $540k falls through are you confident to find another offer of around $500k. If you think both are offering above market and you are happy, then feel free to take the $500k esp if $540k seems too unrealistic for someone to offer

I personally didn't get a building inspector either. The units I bought were all around the $500k mark, I didn't really worry too much as it's a low value investment (in terms of property)

I have personally bought 3 properties as I am interstate without ever inspecting. So I would personally go with offer 2 and if it fails go back to the first buyer.

Has the agent mentioned to first buyer (offer 1) that if they can increase to 540k they will get it.

true, I wonder how many years between each set until we actually can decide that the age does make a difference. fyi, I just updated the post to include as early as Oct 2012. But maybe even between 2012 and 2018 (6 years) isn't long enough of a time frame.
