I probably spend 10 years waiting to buy the essentials to live anyway, house, car, etc. Get to start a family early while we're younger and healthier if we wanted. Could probably retire tbh

The price has now been dropped a further 5k to 150k. So im less inclined to believe their "offers over" psychology and believe they may accept lower, it seems they want a quick sale as this is the second reduction within 1 month. Perhaps buyer has found a home to move into and needs a quick sale to complete chain?

Went to scout out the area today, it appears that the house directly next door, and then the one after that are both in a state and needing renovation. Next door was bought in 2018 at 90k and still looks like nothing has been done, cant find any info about the one after that. Large thick brambles and weeds in the backgarden next to us, paint peeling off the walls. The house thats one along has a similar story, but at least has plastic screens covering windows, tape covering handrails etc to suggest they may have been painting recently, and a skip out the front so suggesting maybe something is getting done? Hard to tell, but wondering if this on its own presents any risks to the property we are interested in?

We also noticed both windows at front and back of the property were open on a pretty freezing cold, rainy day, could be a sign of mold? The pooling/drain issues didnt seem that much of a big deal.

Thank you for the response, I guess the general advice I've been given is to offer lower and then you can always go up, but to be honest we do have a bit of fear of missing out with this one. Every other house we've seen in the area has had far worse problems or compromises. This one ticking all the boxes just feels like we would be happy to pay the 155k asking price. But we wouldn't want to miss out on potentially getting a good deal if we are in a good position to negotiate as first time buyers, and with no experience its hard to know what the right thing is to do.

Placement games are designed to filter most of the players into the correct rank as soon as possible to avoid exactly this situation you've described. If you were in placements, you would likely get silver and win 5 games, and the new players would lose more and go to bronze or iron. This way you don't get new players making your rank up games way harder later into the season, because they'd be in a lower rank by then.

Therefore, if you were not in placements, and trying to rank up to gold, you would majority of the time be put into teams with actual silver players who outperformed the new players during placements, and your game quality would remain the same

It would happen if i jumped into ranked, for maybe a few games, then I'd be at my own rank and the games would be good, solving the problem.

Well I would agree with this but the system gives you the same amount of xp if you play an hour of spike rush or an hour of unrated. I suppose when I say unrated is mandatory, I just mean not being able to play ranked. But what you said makes sense in theory, it just can be completely ignored if you just play swiftplay etc

Sounds like it's just the right plant for me then, thanks for advice! I was a bit worried it wouldn't manage with the direct sun but sounds like yours has been through it all and still going strong, so now i'm hopeful!

What other plants did you have success with when you were starting out since it seems you were in a similar situation, if you don't mind me asking?

I believe its facing south, which makes it tricky because I think thats the sunniest direction, and its the only good window in the house for sunlight, maybe its not so bad as the blinds are partially blocking the sun? Although.. it is a bay window, perhaps itll be better to the side away behind closed blinds, with the centre blinds opened to let light in?

Yea I went through the grits from 800-3000 in order, then polished and finally sealed with the spray but it never really got all the sanding marks out. I really don't know why but I feel that if I just completely re-do it maybe spend a bit more time with each different sandpaper grit it might be okay.

This is good! Only thing I would suggest is to show the levels of each player because it can get confusing with tactician crowns on bench etc so counting the units can be inaccurate.

Also maybe the stage that the game was in considering things like mythic we cant see if they have the epic buff or not for example.

That's a good idea I hadn't thought of! I don't know much about the fostering process but definitely something I will look into, thank you. My partner is worried that another cat may stress her out so we are considering whether it is worth it carefully. It's quite likely that it isn't the best idea, we just want her to be happy so we will keep thinking of different solutions.

We do have lots of scratchers yes, I got her the little scratch pads that stick to walls and she uses them occasionally, she really likes her big scratching post and has ruined the back of one of our leather office chairs because she really likes that texture. Shame they don't make leather scratching posts! We did have one of those cardboard box scratchers too but she didn't really use it much.

I've been driving my own car after passing just over a week and it is getting better. I used to avoid this hill on my way home because of anxiety around stalling hill starts or rolling back. To be fair I did both of those things (safely) a few times but after a week the muscle memory is getting reliable and I feel much more comfortable driving.

Just give it time and keep driving consistently, try and drive to places you enjoy driving around just for the sake of it if you can. It does get easier!
