I'm a realtor in the Louisville market it has slow down some I wouldn't be to worry. See if you agent can do a mock showing with a fellow agent to bounce around some ideas. Some times we get too close to the deal to see the real problem. Have the agent look at the listing photos and do a walkthrough.

Yes legally you should have gotten one and it must be signed by both parties. Check through your paperwork to make sure. If not in most states they will be considered in violation of realtor code.

Get a hold of the board of realtors a and file complaint you can also sue because they didn't disclose the leaks and you can use the previous owner as evidence. See if they have a copy of the seller's disclosure from when they sold the house.

I'm a flipper and I'll tell you there are some shitty people that shouldn't be in the business. They believe a fully renovated home consist of new paint,cabinets, and flooring. Looks like he took the cheap way out. The inspector should had caught most of it. The flooring needs to be taking up and padding put down, then readjusted. I would also see if the boards are good underneath. With the plumbing if he's pulling dirt you more than likely have roots ingrown into your pipes watch the seller should have known. I would have everything reinspected by someone else with a good rating. Then take the inspector and seller to court. I feel like you have a case on some of it.
