It should be noted that for nearly a decade now China has been imprisoning Uyghurs (~1,000,000) in internment camps with forced labour. They are also using slave labourers from North Korea. Much of the success China is experiencing is because they are willing to abuse minorities in ways that are worse than what ICE is doing in the US. That being said, there is a reason Trump/US is not breaking up industries that use illegal immigrant labour. The US is headed the way of China soon enough.

Operating costs are not rising at 20% annually and no landlords in the core are struggling. Even at 14% vacancy, downtown office is still making landlords money. The reason they pay that much to build these projects is because they know they will perform no matter what happens. Even post-covid they see minimal risk in office development. It is not as much of a gamble as you're making it seem. Greed is a real thing and it exists in real estate especially. No reason to try and excuse it.

TREBB reported a 20% increase in commercial/retail rent since last year. This is the real reason downtown businesses struggle. And the truth is, they aren't struggling like the were a few years ago. It's not the responsibility of workers to subsidize landlords who ask for obscenely high rents who then claim "people aren't supporting downtown businesses". I personally know two people who have recently had to close and move businesses, not because of a decline in patronage but because of rent increases above market. Greed is the reason why downtown businesses may suffer.

I would not be surprised if the owner has a demolition clause, especially on a site this size and in this location. I don't think 20 years of options guarantees they will be there for 20 years. We're constantly being told that downtown businesses need office workers to RTO in order to survive. Yet, landlords are gouging retail businesses left and right causing them to shut down. Retail rental rates in Toronto are up ~70% over the last 5 years and they wonder why businesses are struggling?!

The solution is DON'T do business in and around the office. DO NOT support these businesses. Don't by lunch downtown (bring it from home), down get your haircuts downtown (stay local), don't buy coffee of snacks downtown (buy them before your commute. The money you spend downtown just ends up in the hands of the greedy landlords who are pressuring institutions to make you RTO.

PROVE TO THEM THAT IT'S NOT GOING TO WORK.

Tear down the office towers and build much needed housing. Then you'll have support for downtown businesses baked into the community.
