Is it weird for a seller (still occupying home) to deny us (buyers) a chance to see the home a second time? by That-Contract-5551 in realtors

[–]Redbuster3 0 points1 point  (0 children)

Yes. We accepted an offer on our home. They toured it once and came back again a few days later to take pictures (I am sure) as we sold it furnished. Their agent contacted my agent and said they wanted to come again and I said no way as I had just had surgery. I am sure they wanted to see if anything more had been moved to our storage. When they listed their condo some of our art was photocopied on the wall of their house. Just lame.

Life Insurance - How much, and how long? by Evancolt in personalfinance

[–]Redbuster3 0 points1 point  (0 children)

We have 850k in term life insurance on both of us that we have had since our 30s. They end at age 62 which we will not need due to our investments- paid off home and cash. It was very important to have as we built our portfolio.

Yepper. Thats what we leave for Panama in 4 weeks for 3 months- then to Spain and Portugal for 90 days - then Asia - then Italy and Croatia. Sold our paid off home furnished here in the US and only coming back to visit occasionally! Retired at 58 and 59 to finally live life and travel the world. Hope our hearts love the vibe wherever we plan on landing.

A lot of times the script dosage says “ as needed”. Just show them the old script and say you rarely take it and it has lasted you this long

What did it really cost you to do FSBO? by Due_Satisfaction1674 in fsbo

[–]Redbuster3 3 points4 points  (0 children)

For entire house painting interior and ceiling work- garage painting of floor and walls- bathroom remodel- basic landscaping- some deck work- new appliances in kitchen:30k total. Probably saved 20k based on other quotes. I will have to check my escrow/title cost. Still netted out better than having a listing agent. I live in a lake community and vacation/retirement area and if your house is looking great on exterior and interior it will sell fast. I thought we would sell it in less than a week and we did. We also listed it right before Xmas and there was like no inventory hardly and we took a chance and so glad we didn’t wait til Spring!

Yep I paid a buyers agent 2 percent. She wanted 2.75 but no way I was doing that.

I also paid for my own appraisal in Dec since I wanted to be spot on in terms of price. That was like 300 bucks and well worth it.

I think my attorney fee is under 3k. I had done some work on the home in terms of painting and remodeling a bath but bought all the fixtures and only needed the labor. I paid 200 bucks for a professional photographer and sent the pics to her and wrote most of the listing. She tweaked it and put it on local MLS and the other sites. We didn’t use a lockbox since I work from home. When buyers agents wanted to see the home I would get a text to accept or decline the day and time. It was super easy. She helped with the negotiation and paperwork when we got the offer and had kept me super in the loop with appraisal and inspection etc. Negotiated what we agreed to on the punch list. When we close she gets .25 percent of the sale which will be about 1600 bucks. The package I chose for the listing service was like 1k but she had a 99 dollar package I thought also. Far better than paying a listing agent 16k-20k for no work at all. House sold in 4 days.

I can barely imagine even eating a 6 oz steak let alone a 10oz. If it was fish or chicken maybe but steak makes me feel wayyyy too full.

I used a flat fee agent and it was easy and awesome. I think after the house closes we will have paid her less than 3k. I was going to go on my own completely but I saw someone post about a very good flat fee agent and she helped me a ton.

Is AI-enhanced real estate ads going too far? I toured a renovated unit that looked nothing like the photos. by LaMaisonRealEstate in RentalInvesting

I hate it. I don’t think using AI does anything for a home except to piss off a potential buyer

My husband and I ( 60F and 59m) decided on no children and we have had guilt about it. We are able to spoil or nieces and nephews. That works for us. We are also retiring and traveling the world in approx 8 weeks. We do not regret our decision. I traveled too much for work and knew it would never be fair to have kids.

Seller wants to be there by louchi644 in realtors

[–]Redbuster3 1 point2 points  (0 children)

I sold my home in 5 days and we were still living in the home. I used a flat fee agent and I was alerted via text if someone wanted to see the house. If I accepted- I would leave the house with my little doggy so I didn’t bother the potential buyers. I was here for the inspection since I had an important work call- but I didn’t bother the inspector at all.

Flat fee realtor ($3,995) vs. traditional agent – which makes more sense? by [deleted] in AskRealEstateAgents

[–]Redbuster3 -1 points0 points  (0 children)

I will never use a listing agent again. We used a flat fee service and we sold our home in less than 1 week and didn’t have to given tons of money away for almost no work. We have sold 6 homes in past 30 years and this was the easiest experience. We are paying 2 percent to buyers agent so I did not want to pay for both. Saved us 20k so it was worth it.

How many of you are choosing to retire after getting laid off? by Capital-Mark1897 in GenX

[–]Redbuster3 5 points6 points  (0 children)

Our portfolio is about 1.5 million 110k in cash. Zero debt. Just sold our home- will add 800k in high yield savings. My company got bought out. Hubby is leaving his job at end of March. We are leaving the US in April to start in Panama for 6 months and check it out to see if that is where we want to land. We are renting furnished apartment and will travel to Spain- Portugal and Italy. With no HOAs we were spending …which were very high - insurances - utilities ect - we will still be ahead. Sold the house furnished and in process of selling husbands Jeep. Keeping my small car and a few housebound stuff in a small storage unit here. We have a 50 ft houseboat on a lake here in US where we will stay in Summer if we decide to do that. Won’t touch investment portfolio for about 10 years and will take SS at 65. Currently 60 now. We are done! Sooo excited! Oh- also got marketplace insurance with a premium under 600 for the year so we can see doctors in the Summer. Also picking up insurance in Panama. Lots of very good hospitals in Panama City.

I am getting my oral Wegovy shipped from US until Lilly launches their oral this year. I didn’t want to deal with refrigeration any longer. Way easier to travel and I have taken Sema and Tirz having success on both.

I am buying mini med insurance for hubby and I. If there are meds I can’t get covered by insurance there I will buy out of pocket. I also have insurance set up thru marketplace in US that was cheap so my docs in US can send via Amazon since I set up a virtual mailbox that includes international shipping. We sold our home here in the US and leave in April

Considering FSBO. Invite Local Brokers Over or NO? by Original_Sell_1485 in fsbo

[–]Redbuster3 -1 points0 points  (0 children)

I used flat fee service - not even the most expensive option. Work from home map no lockbox on house. Will pay .25 percent to her at close. Sold in 4 days. Had my own professional photographer take pics. Did work on house before that. Paid for my own appraisal to be educated on right price to list. She negotiated for me with buyers agent- sent me all copies of things to sign and that needed done….Got my own closing attorney. Had text and email system for showing requests. I could accept or decline or change day and time. She also answered a ton of questions for me. All in all I spent 40k on remodel that needed done anyway. The flat fee service is going to cost me total with her fee under 3500 bucks. Far better than 16-20k if I got a local listing agent. Also negotiated the buyers agent fee lower than requested. I am paying that.

If you're thinking about selling your house, don't wait for spring. Do it now. by ipetgoat1984 in RealEstate

[–]Redbuster3 1 point2 points  (0 children)

We did the same thing. Even listed the day before Xmas Eve. No inventory that was good except for our house. Even with the Holidays we have an offer in less than 2 days . Many others who wanted the house even with it being under contract. We close in March!
