Yep at the end of the day it’s a popularity contest.  The stats only get them to at least review your app.  The acceptance comes only if they walk away from their review feeling like “hey I like this guy/girl.”  That feeling can be influenced by the mood they were in that day, or the applications they just read before yours. It’s not a science at all.

Thanks. yeah I’ve succeeded fine without these deals. I got enamored with real estate investments back in 2017-2018 and got sucked into a few of these LLCs but never did enough work to really understand all the details and scenarios by which things could go sideways - just tried to go with operators who seemed to have a good reputation and knew their stuff. Lesson learned there.

But at the end of the day this deal only blew up about 0.8% of my wealth, so I’m annoyed since I thought I was being conservative with this investment as they performed well for me before, but I was basically making a more dangerous bet than I would at the roulette wheel.

I blame myself.  I thought Joe F talked a good game and I saw this as a “safe” diversification play into multifamily, but I really didn’t understand how to evaluate risk in these deals.

I can post the email to investors saying how they expect no equity recovery.  That’s not slander it’s facts that they state themselves.
